Hi,

This is a new project in sector 100 on greater noida express way. Does anyone have any idea on the Builder ? They are providing 2-3 BHK flats 2825 psf.

    Yesterday, I visited the site again and had a long chat with 3C sales guys. As per them now total phases planned are 5 . Ph1 ready, then comes ph1A (T6 &T7) with possession 6 months, ph2 (T12 to T16) in 12 months, ph3 (T8,9,10,17 to 21) in 15 months, ph4 (T22 to 27) in 18 months and finally ph5 (T28 to 30) in 24 months. :bab (59): One interesting point is that for late deliveries, penalty clause may or may not be there.

    Also, I inquired about much debated addition of extra floors in some towers. As per them, it has been added and reduced at the same time in some towers. :bab (39):

    One more imp point of post delivery maintenance. They told me that for initial three years, 3C will take care and then will hand over to RWA.

    With all above discussions, I came back with no so-good feeling. Memebers your take on above points ???????

    Phase-I is not ready. Untill and unless I see guys moving in, I don't call it READY.
    It just show piece as a part of marketing. all phases/prpjects are running behind schedule..

    What you didn't like? So far, the deadlines mentioned are the ideal ones and if 3C achieves these milestones, it shall be great.

    But are you sure, towers 8 & 9 in Phase 3 and possession within 15 months?

  • Even if 3C delivers Phase-1 with a delay of 1 year and the rest of the phases aligned to what its Customer Care is saying its not bad .

    Families will start moving in once possession is handed over .

  • Challenge for 3C will be the quality and even more importantly the maintenace. For LB, delay should not be such a bigger issue. I think LB is going to command decent rates on possession but not like low dense societies . Rest we will have to wait and watch ....

    So builder is saying that construction will continue in the project site for next 2 years. One can add 1 more year to this deadline because no builder will ever like to spoil his reputation by completing a project with less than 1 year of delay. Also phase-1 possession is yet to happen. So construction on the site will likely continue for next 3 years. Then how is this project any better than say Jaypee Kosmos, which is also likely to be completed in 3 years and is supposed to be the laggard in the whole region?

    Sir ji,

    For gurus like yourself, filthy rich investors or brokers delay may not be an issue but for a middle class salary class person who is paying both rent as well as EMI, every single month of delay matters and is an issue.

    Kindly do understand that not everyone who has bought a 2BHK in Noida is a filthy rich investor.

  • 3C is enjoying the fact that nobody else is delivering on time as well otherwise their reputation would have taken a huge hit.

    The construction will continue on the site for 2 years . It was a known fact to everyone who entered this project right from day 1 ... Does this sound news to you now?

    Regarding your comparison of 3C with JP Kosoms .....
    One one side you take LB as a whole and on the other side you don't take
    Wishtown as a whole, you compare with Kosmos only .....What about Klassic ....Will the area be livable if the newly launched Klassic towers are getting constructed and the rest have got possession

    Ask these questions from yourself before posting here ...

    1) Is the level of delay same in JP as in 3C ?? Is 3 year delay same as 5 year delay .....

    2) IN 3C 70% of the towers have their structure ready ....Does JP boast of such milestones....

    3) JP started way earlier than 3C . Has he delivered one single phase of any project ?

    4) Join any JP group and you will get to know how much distress buyers are in .....Did you know they are having regular meetings with the management and management is not listeneing to them.... They are even planning dharnas and all......They are consulting lawyers .......They are even unable to sell their units because there is no premimum.....

    Ask these questions , you will have all the answers ready......

    Only just 3-4 Towers are ready and offered possession as is being maintained by 3C for the last 6-8 months. But actually even you can't confirm when one will get the KEY!!...

    6-8 months alreadydelay we see in RTM towers, seems Joke but nothing.
