Hi,

This is a new project in sector 100 on greater noida express way. Does anyone have any idea on the Builder ? They are providing 2-3 BHK flats 2825 psf.

    I booked in tower 22 in Aug'09. it is in phase-4. BBA is done in Dec'09. Completion commitment was 3 years i.e. Dec'12. With Grace period of 3 months, it is Mar'13. Top floor completion invoice was raised in Feb'12. Brick work completion invoice was raised in Apr'12.
    3 payments are left.
    1. On completion of Electrical Conduiting & Wiring - 5%+100% Power Backup Charges
    2. On completion of Plumbing work - 5% + 100% Club membership
    3. At the time of Notice for possession - 5% + IFMS

    I am not sure where the issue is of more than 1 year delay in this.

    I am an end user. I booked at 2800 rate. I was getting JP Cosmos at 2500. But somehow I was sceptic about completion deadline mentioned by JP, so booked in 3C. And based on market response, I know my decision was right (and among the best if not the best) so I m not cribbing here. I can't argue with so many experts on this board thrashing 3C management, simply cos I dont hav that much time to develop myself as a consumtant.

    There are a few who are saying that quality of JP is the best. I hav seen quality of 3C and its value for money. I m not sure on what basis, quality of JP is mentioned as the best among industry.

    Those who are talking about high density apartments, should see the general price rise happened in real estate in last 10 years (and not 5 years only) in all over India. So, in my POV, now in 2010 onwards, ITNE PAISE MEIN ITNAICH MILEGA.

  • the time frame for many (but not all) of these societies, to be constructed in 2-3 years. and then some time for builder to exit the project.
    In LB, builder has atleast (in news paper) has announced that it is ready for possession. this phase will come for every builder

  • 10-12 months delay is not a big thing these days ......If the quality is good, which we will see on possession then 3C brand will not fall otherwise it will take a major hit.

    Quick question? If both were priced similar, which one would you chose? The Volvo you picked or the bus you missed?

  • Yesterdays High Court Ruling

    All, I am not able to understand if yesterday's High Court decisoin for NCRB clearlence is applicable for all NOIDA NEW Flats as well. because in news paper this is mentioned that our possession may get delayed. Earlier I thought this is for NEx only but it seems this is appicable for NOIDA as well.

  • I am an end user in phase 4 tower 25th , have been following this discussions for quite some time. never wrote on this forum but though I would so today would request members not to get personal, whats the point?
    I saw the flats phase I, yes there are issues and there is good stuff too, at the end the end user will have to do with problems and issues, what is the point of running down things. certain observations by senior members will help in taking up things with management, hopefully they will resolve those issues like I believe the lift thing.... will be bigger in the other phases.

    Investors can say many things, one should listen politely and take suggestions no point in needling. as said many times on this thread we will have to live with what we have bought.
    cant expect a super luxurt low density etc etc stuff with the premiums with which we bought in 2009
