    PS: Someone was discussing about Pathways....Well Pathways is NOT a MIG 100 Flat per acre 20 storey Society which will house 2000 carss and obstruct sunlight and views...

    I know the master plan of that school....It has no high rises...has a goof field and very very open....

    Having it next to a project..means more open and visually appaealing views...if a flat is overlookng that school.

    agree to you completely, your points exceeded even what i thot about the location. And it depends upon the person where he would like to stay. In a crowded place (near market or main road) or posh locality. I have my observations of various cities i have travelled, good localities are little far from the main market.

      2. it will only be useful for 1 or 2 years. more of a USP for renting out, not selling. One buys keeping long term utility in mind.

      Well.. i believe its particularly important for working couples..although even house makers can opt for it as it does help kids learn about socialising and playing with other children..

      HAving creche in the same secured campus wd be much preferred rather than driving several kms and making a routine painful chore...

      so IMO, it would be a great advantage for the working parents to have a Creche and a Kindergarten next to their residence...These small things like KG, Business centres, medical facilities, shuttle services etc etc do go a long way in making a good livable society...

      And yes, Lotus valley may not be the preferred option with few parents.,,

        Lb location is much premium than LP..we can have endless discussion arnd it but wont change the fact...

        PS - am invested in LP also, but location of LP is also good..so no issues...

          I went yesterday to check out RTM for LB.
          The finish though not of very high quality, but is definitely much much better than the the other builders.
          The sales guy said that LP phase 1 would be delivered in June/July 2012.
          The lifts certainly look small for tower 2 that is shown to the users. These set of 3-4 towers only have 2 passenger lifts and no service lift.
          While all other LB & LP towers would have 2 passenger + 1 service lift.
          My tale on few points:
          Lifts: Not great
          Exterior finish: better than many builders
          Parking: Good (the sales guy says that the basement for entire project is interconnected and on an average they have 3 car parks each flat. Which 3 C's assumes 2 would be bought by each apartment and about 1 car park for visitors available for each apartment.
          Bathroom & Kitchen fixtures: Decent brand & design.
          Club: looks big & massive. Would be the highlight of the project. Expect club to start functioning on partial basis from August 2012 and full fledged operation would begin atleast 1-1.5 years from now.
          Gym in LP and LB both would be run by Gold's
          Overall I would rate 7.5 out of 10 for LB

          And I hope LP would be much better as apartments in LP would be 3 side open vs 2 side open in LB, meaning more open space feeling.

              Today I saw LP, its clustered tower structure looks good in picture/layout but actually it was a scary experience.
              LB’s towers are more presentable in terms of view [still people complains …it’s cramped], there’s wide open space in LP however scary clusters structures surpasses that inclination.

                I even feel layout is slightly better, but I hope the road outside LP could have been widened but thats not possible, For residential society that road will be a major blocker. Also near LB site roads are wide and will be congestion free! and a sports center is planned there.

                To reach LP from dadri road is a big head ache but LB is connected from both the sides smoothly.

                When all the towers are built then u will see the size of gardens the builders have shown will be small as compared to the layout.

                LP layout is slightly better from LB but i have booked apartment in LB as it is LB espacia Club facing , that is quite open area. So it does not matter to me and i needed a apartment which should be close to existing metro because new metro line construction will start in 2017. i did not want to wait for that!!

                I will better buy a small apartment in Vasundhara Enclave if i need congested roads like sector 110 and also density will be less in vasundhra enclave with various facilities.

                Sector 100 is good choice for those where requirement is to get congestion free locality!

                So, based on the requirements one has to choose what is better for them!

                In terms of society i believe both LB and LP will be good societies in terms of management and facilities. Although maintenance cost will be high for both. But its fine!

                  Phase 4 is due for completion in mid-2013. Upon completion, how much one should expect (BSP only) for a first floor park facing apartment?

                      First floor park facing flat should be difficult to sell in a high rise project, especially after completion. The buyer will enter the actual flat, and see a huge building staring at his face. and vice versa. Very little sunlight.

                      Easier to sell now.
