Hi,

This is a new project in sector 100 on greater noida express way. Does anyone have any idea on the Builder ? They are providing 2-3 BHK flats 2825 psf.

    Went to see the 'ready for possession' units in lb. Entered from the gate onthe back side/from the side of the club. Looked at the unit on the gf measuring 1648. The room sizes looked ridiculously small. Then went to the 11th floor and saw the 1250 size. This was 2bhk, no study no servant room. The room sizes looked ok. Balconies were quite decent.

    The distance between the towers 1 and 12 (right in front of of tower 1) looked quite ok to me. The lifts are quite sufficiently big/deep. These are high speed elevators. The finish looks neat. Even at 5.30 pm, the gf apt in tower 1 had decent sunlight and ventilation. This is surely where 3c has/will score. Another huge advantage that this project will enjoy is the actually effective heat reduction which I personally felt while being at the top floor of tower 1. I currently live on the 3rd floor (top floor) and I know how bad it gets during peak summer time. Even at 7 pm in the evening I feel great amount of heat coming out of the walls. But standing on the top floor at lb I actually felt quite ok (in comparison to my current top floor residence). The roads on all 4 sides are decent sized and therefore there won't be too many traffic jams problems. Location, we all know is great.

    Friends, I am absolutely convinced that 2 years hence this is going to the most/one of the most favored MIG societies to live in. So, investors who can hold their projects till 6 months to 1 year post possession, will surely get one of the best rates on expressway.

    In a place where pretty much all new projects are congested/dense, this is much better than the rest. Have you actually gone inside and looked?

    If not, I strongly suggest you do that. From outside sure it looks cramped, but trust me, once you go inside the gf of tower 1 and look outside the balcony facing tower 12 (refer the layout to understand distance between these two towers), you won't feel that bad. Actually, take one of those brokers who are available at the main road. They have the big size layout.

    I did the same and honestly didn't find it so bad. I had a few other people with me who thought that it looked quite congested from outside but not as bad from inside. I felt that it was quite livable.

    I should take my words back fatichar bhai. Just visited the 'jaguar' Site and discovered that the brand is actually JAQUAR and not JAGUAR. Also found the pic of the faucet which is installed at lb.

    So I guess it was quite naive onmy part and therefore have edited my post.

    Thanks mate for your observations and actually the flat looks even better when you had everything done in the flat.

    But the heating reduction is a very good point as it will ultimately reduce the power consumption.

    I have been reading this thread and noticed that people are now very frequently calling the Lotus Boulevard as
    MIG societies
    .
    This is not good as if you compare the similar societies in Noida, LB has better facilities and this would be unfair to call it a MIG society. If people will go to MIG flats you will realize the difference. I am not comparing LB to any luxurious society like JP wish town but certainly it is not an MIG either.

    LB agar 5 saal pahle RTM ho gaya hota, to HIG kahlata tha. Ab choonki kai luxury projects aa gaye hai, aur LB type ke darjanon projects aa gaye hai, isliye LB types ab MIG hi kahlayenge.

    Dear nitin,

    When I say mig, I don't mean the govt type categorization of hig/mig/lig. I actually meant mig as in a place for people in the true private sector service middle/medium income group. So, the comparison of lb will be with Amrapali, prateek, omaxe, supertech, parsvnath, some projects of jaypee, purvanchal etc.

    Fatichar bhai......un darjanon project mein se kuch too count karwaaoo as that way we can see whom we should compare......i hav been actively looking other projects but still it is very hard to compare these with LB.

    I think it would be interesting to compare those with LB when the people will start living as to me booking flat is very easy in comparision to possession/funishing/moving to house.

    I agree, I also went and saw it 15 days back and reiterate the same message.. I dont agree with the lifts though, hopefully the other phases lifts will be better, thats what 3c is saying too. regarding room size you are rt, it is simple common sense that if you have too many rooms then the sizes will be less.
    one observation which I made particularly in the case of park facing is that there seems no value for money at least in the top floors ( I have a park facing one in tower 25 , 12 the floor). They have constructed a balcony wall which basically means that if one sits in the balcony then there is no view, although that is good for security reasons, it takes the charm out of the view, they could have done some wall with rods now if one sits down there is no view, so much for paying extra for the park facing units. I am going to take this issue up with 3C on my next visit. what do other park facing end owners feel? is is the same in other high rises

    This project like all other 3C projects has a Huge majority of investors...most of them will exit before possession.....but since the number of flats is so high due to High density....even if a few % of investors remain after possession....the number of flats with them would be very high.

    Usually such investors give their flats on rent...some make it company guest houses....some even private guest houses....

    Tenants are the BIGGEST NUISANCE in any society....right from breaking all rules...to having no feeling for the hygiene and cleanliness of the common areas to illegally parking extra cars, visitor cars inside the complex.....They manage to ruin even the best societies.

    Investor will not give a damn as he gets his rent.....and doesnt need to pay maintenance from his pocket.


    My advice....Visit ATS and Purvanchal Ready projects and SEE HOW THEY MANAGE THIS MENACE OF TENANTS....

    This has made these societies one of the best maintained in noida region.

    from my experience i can tell u....expect nearly 30-40% Tenants in this project....and if your maintenance agency is Unable to tighten the leash from DAY ONE:....then flood gates open....rules go for a toss !!!!

    I honestly advice End users of this project to start forming a group from Now....without getting into bullshit of RWA business....but bascially looking into how maintenance agency handles their work and how strictly they will impose the laws.

    Tenants will be No.1 in breaking all laws....as they have no attachment with the property....while u as a owner will feel bad if u see a gutka spit in the park....

    Builder can make a taj mahal....but if its not maintained well....it will take a few months for it to become a mess

    I used to regularly read your comments regarding all the projects and respect your views.

    Can u indicate that still 3C Bolevard premium would increas in coming days (may be 3-6 months from now) ? Is it good to hold the flat investment in this project or plan for exit ?

    Looking at various member comments.. looks like this project is overhyped and that's why not appreciating.

    One of my relative is an investor in Phase-4.
