    Had communication with some brokers for LB listed on 99acre.
    Rates quoted are around 4750 (No bargain till this point) for Phase 2 Lower floors in resale....

    So i am wondering what is real market price and How many investors in phase 1 and phase 2

    PS: Some Broker said nothing available below 5500.

        Prices are also dependent on the payment plan...Brokers are very smart these days...have become financial pundits...DP would be cheaper and CLP would be slightly expensive...Best is to go for a booking with the company rather than resale...Such units are also being offered in the market at some discount...

        technically, since almost 70-80% of the project is constructed, its better to go for DP and save some extra bucks...

        my 2 cents...

          No this is too high in my view try for round 5k- 5.2k for ph1
          grandwood construction average but campus superb
          Mig flats superb..............area good.......structure worthless............you would have to do lots of renovation..............safety security an issue.................but it can be worthwhile too.................

            The prevaling rates are from 4650-5200 (ph1 could be higher) depending on the unit location, phase of construcion and the payment plan. This is for 3 BHK, rates are little less for 2BHK.

              I am looking for an 3BR apt near abt expressway. After sometime I zeroed in on LP. why Do you think Grandwoods would be better for the end user? what prices I should expect to pay in GW? any idea?

                Hi , Omaxe GW presently seems to be the besy buy , RTM property & u will be amazed once you enter into society .. Very less loading , only 9 floors , lots of open space & greenary ..

                LB on other hand is in construction phase, though some speculation about possesion in next 2-3 months , but believe no possesion is going to happen so early ..

                Though availibility in Omaxe GW could be issue , only re-sale available ..

                    Better project in each category In My Humble Opinion:

                    Open area: GW

                    Density: GW

                    Build quality: LB

                    Loading: LB

                    Price: LB

                    Location: Subjective (myself not sure)

                    Amenities: LB has more. But GW would be more usable

                    Exterior Finish: LB

                    Overall My Choice (among the two): Can't say. Haven't visited the finished products. But heart says GW.
