Hi,

This is a new project in sector 100 on greater noida express way. Does anyone have any idea on the Builder ? They are providing 2-3 BHK flats 2825 psf.

    I went to 3c sites.... both LP and LB and I was suffocated to say the least. They are too congested with absolutely little or no greenery. In my opinion, there are better projects available in the market.
    Hype around 3c has been simply generated because of fast construction and investors has gained from this fact. But, not any more, it has not shaped out well from an end use perspective and very few deals happening at this price.
    For me a fair price for LB and LP is 4000 BSP at this point. Not a penny more.

    3 crore ke 1400 sq. feet ke dda flat mein insaan rehna pasand karega yaa fir 90 lakh ka 2000 sq ft flat main...sochne ki baat hai..
    Logon ke paas aur kaunse better options hain.

    Thats high. You will be overpaying if you paid that price - trust me. Its not worth more than 3500 all in.

    4000 all inclusive mein to Ganguly bhai ko SP waale poora Mayawati park de denge. ....fir 3C's kya cheez hai..

    Aur toh aaur as a side gift, haathi ukhaar ke inke putle bhi khare karwa denge khambon par...to make it feel homely..

    Baaki sab to bhool jao....jaypee project is making an entire new noida (number of residentials)


    LASTLY....Noida is going downhill in terms of standards...it was meant to be a low density industrial town suburb......now it will be densest subirb of NCR..probably India.

    After 4-5 years people may start looking at other Suburbs....there are many options..maybe not today...but maybe after 4-5 years...even indirapuram may start looking better than many sectors of noida !!!!

    Zohaib..you maybe right but what makes you so sure. A while ago you were not this hopeless towards Noida.. at least from plot point of view. Now, for some reason I am sensing a whole bunch of negativity towards Noida. I know you have helped your clients dispose of all their Noida properties based on your reasoning and political hunches but bhai..this is UP. You never know what's in store tomorrow. Kiski govt rehti hai aur kisi girti hai.

    Some time back you were all praise for Lotus Zing (location and what not), sunshine helios, Purvanchal Royal Park. I know you are not too fond of dense societies but recently from your statements it appears like you brought about a screeching halt with a complete acute u-turn. Wat up bhai??

    You do come across overly opinionated. It won't be a bad idea to have some balancing thought. RTM in Noida..what you taking about when sector 62 1200 sq. ft flat selling for 70 lacs. ATS in sector 93 BSP going at 9k.. Bhai..thodi toh balanced approch rakho..

  • bhai logon.... as informed earlier I am leaving NCR/India for few years, hence I'll not be able to follow the development in LB. But my overall take on investing in Noida has not been very positive. Had I invested in Gurgaon my investment would had easily reached 1.5 times. From now on, I'll move my all future purchases in small cities; or atleast where I get the possession within a years time.

    In NOIDA; surprises keep coming day after day; 10 year payment plan shall/might bring the undesirable outcomes; one things I could never understand how banks granted the loans with so many uncertainties in place... SBI stayed away when they could have earned crores in interest from loans...

    Noida tranforming to Singapore or Paris... Hell No...NO WAY.... even in a shit place by name of La Chapele you will not find a property worh USD 100 per sq. ft. So, how can we even compare Noida with Paris..Noida just happens to be Noida which is a suburb of a national capital of a third world country which lack enough satellite towns to promote urbanization. Its location is prime. It won't do as good as Gurgaon coz its lacks political will to bring in businesses and infra. But, again, remain a cheaper cousin of Gurgaon which is beyong the reach of normal middle class people.

    Elections se pehle toh apne kabhi aisa nahin bola. Kyun..elections ke baad ek dum se jagruti ho gayi kya ya fir RE ke hunches and predictive patterns aur strong ho gaye??

    Friend...Property is all about What you are getting at what rate ...simple
    Till 2011 mid....Noida expressway was excellent as it was in right budget
    3500 psf.....
    Now when Noida extension issue happened...within 4-5 months prices shot up...becoz of builder-broker- investor nexus....
    It had nothing to do with demand...or construction cost....

    It was simple...make hay while sun shines....Noida extension removed a huge supply from market...and thus prices shot up...Without any positive reason....

    Sometime back...they were at 3500 psf....the correct price for the product they were offering.
    ALTO is a nice car....but as long as it justifies its price....will u recommend an Alto if its sold at 6 lakhs FOR NO Positive Reason

    The Prices in Noida have been pushed up artificially...and thus I will not recommend anyone at PRESENT RATES....as you would be able to get them RTM at maybe 10-12% p.a increase....so why take the risk ???

    Purvanchal Royal park is quoted at 5000 psf all inclusive....will i recommend it....NO....

    Noida expressway SUPER DENSE PROJECTS are worth 4000-4500 psf...
    Forget me....a builder like jaypee is selling at such rates !!!

    Metaphorically speaking.. but there's a difference in RE prices and cost of living index if a person lives in say manhattan and another lives in jackson heights..


    By no means I am intending that Noida is Manhattan and GNoida or NE is JAckson Heights.. But, I hope you get the point what I am coming at..

    Sir, the idea is that Noida is seperated from Delhi by just a "DND" which is a big factor in Noida's favor..

    Nobody will buy an ALTO for 6 lacs..TRUE..but the comparison between an automobile and RE is flawed. You can make a milllion engines and car parts. Where do you grow land from ??

    I live in Delhi and commute everyday by road 33 kms one way to noida and let me tell you its better than travelling to Gurgaon...:) which is lot closer for me as I live in Vasant Vihar..

    Don't think much..Keep your focus on 1500BSP
