Hi,

This is a new project in sector 100 on greater noida express way. Does anyone have any idea on the Builder ? They are providing 2-3 BHK flats 2825 psf.

  • 6 months delay should be OK, not more than that.

  • No clear reason of delay in possession, is really affecting their image. Also, they should stick to one date, they should be really cautious on making commitments to customers, next week, next month bahut hua.... this is deteriorating their image...

    Words should have value unlike roadside brokers...

    These kind of excuses are used by other low class builders.

  • In mostprobability, in Noida, it is 5% for all. For females, there is some rebate on first 1 Lacs ..not much though may be app. 10-20K lesser..

    Are you sure that circle rate is 50000/sqmtr for flats
    ...2BHK 1056sqft flat is approx 100 sqmtr ...does it mean that its value is considered 50 Lacs by NA and as per ur calculation its around 3.25 Lacs for stamp duty+reg+legal

    is ths really this high?
    do we need to pay for additional facilities (25%)??

  • They had recently hiked it in Aug again. I know about few sectors ony for Group Housing e.g. Sector 50 is 55000/sm, sector 110 is 40000/sm and Sector 100 is 50000/sm.

    Yes they are charging 25% additional too for facilities.

    At least 99% confirmed..Be prepared, you would be getting this these figures in Possession Letters (Phase 1) next week !

    That is correct, we did our registry for sec-119 flat in feb-2012 and circle rate was approx 28000/- psm for group housing...NA has increased it twice since than (approx 100% increase in total), so 50000/- psm for sec-100 is quite true... but I am not sure about 25% extra for pool/club facilities...may be 28000/- was including these charges?

    is this stamp duty paid over super area or carpet area??
    will make big difference. if they r asking additional 25% for other facilities then it shd be calculated over carpet area as super area is covering these additional facilities??

    its always on super area. Why would they charge it on the basis of carpet area besides every builder have different carpet/super area ratios?
