Hi,

This is a new project in sector 100 on greater noida express way. Does anyone have any idea on the Builder ? They are providing 2-3 BHK flats 2825 psf.

    Mr. home-hunting, since 90% of the project is sold, so rates in fresh will always be much higher and this is not a right indicator of market price.. the resale prices are the correct indication of market rates.. there are many sellers in market right now.. Do your search, I think u can close a deal in 5000/- all inclusive

    Resale has its own pro and cons.. just study all the risks involved and then take your decision..

    Also PM the details of the broker to me as well..

    4950 AI means somewhere 4200 BSP... which looks very attractive... i am ready to pick that up for investment

  • These r brokers tactics to misguide end users & not let them buy at current prices. 3C management is increasing all their projects at NOIDA & Gurgaon by approx 500-1000Rs./sq ft. next week. Brokers are buying these flats & 'll sell them wid 500 minimum premium from nxt month onwards.

    Rest many phases of LB & LP are due 4 possession dis year. So serious buyers/end-users dont get trapped & buy at prices available, prefer directly from 3c .There are many units with them (Holding units, Extra FAR units, Cancellation units etc.)


    Dont go on false claimed prices 4800 - 4900 all inclusive . U wud never get these deals in real. Rest is your decision.

    these people dont understand ki writing on this forum will not increase prices.. Price increases because of demand.. and everyone knows that there are around 1 lakh ready to move appartments coming u in noida in next 2-3 years.. u can imagine what's going to happen with prices

    since end of 2009, its been more than 3 years when these various projects were launched. how many of these 1 lakh units are ready to move as yet, or becoming available this year? count them and you would know the partial answer to continuous price rise. and remember its not just noida where the rates are going up. rates are going up even in towns where there are no builders etc, and probably they are going up faster than the rate in noida. so in my view the rates will go up (wont even stagnate), even though marginally in coming year or so. and then there will be a breakout, not sure what would be the 'price' though.

  • If anyone is really getting a good deal of 4800-5000 (AI) and they are really interested in buying, what they are waiting for? 5100 (BSP) was offer 2 months back... and I don't see any reason of prices falling, in-fact financial year closing is near, more black money will get pour into the market now...

    My sincere words, close the deal (if you really can) at 4800-5000 (AI) without wait... :)

    4800/- all including transfers, is a decent rate for this project and this is what is the news in market that deals are happening at this rate because of lack of buyers

    i don't know in which market u hav heard this news, but as per my talks with brokers...4400 + 125 (for lower floors, negotiable) is wht sellers are demanding for Lotus Zing and not LB, u can get upper floors in 4000 + 125 in Zing.

    brokers are talking about 5200 +570+ transfer charges in resale for LB (even for phase 3 and 4).

    i contacted Prop Studio, Silver Realty...who are dealing in 3C's projects in resale.

    If brokers are talking about 5200 +570+ transfer charges in resale for LB for phase 3 and 4 there is no harm in going for "34 Avenue" by Supertech in Sector 34 Noida 2 B/R RTM with operational metro connectivity is available in resale lower floor (6th to be precise) at 6100-6200 all inclusive + transfer charge.
