Hi,

This is a new project in sector 100 on greater noida express way. Does anyone have any idea on the Builder ? They are providing 2-3 BHK flats 2825 psf.

  • Two days i called customer care , they said August 2013......previously in january , they were saying June 2013. But with current pace, my guess is not before 2013.

    I am getting a offer for 2 bed room in this project for 5300 in tower 4.


    I am looking this flat for investment prospective and with 2 year time window.


    Can someone else please highlight the positive and negatives of this project in the mid term and also how much appreciation can we expect at possession time ?

  • Few have taken physical possession in Tower 6 & 7.
    In Tower 7 which has only 1863 sq ft, Sellers are demanding upto Rs 7500 All inclusive.

  • Sellers can wish anything but buyers sentiments are different. For 3 C Boulevard, prices around 5000+ is genuine & u will find some buyers. But anything above Rs 5500+ is a mere wish.

    So be practical & understand ground situation. 3C boulevard is not a very highend project to fetch 6000+. Except being first RTM in vicinity, there is no other positive for this project.

  • People do not realize that sellers in a particular project are limited but buyers are infinite.

    If tomorrow one seller decides to sell at 8000 and others follow then what can buyer do. It all depends on the holding capacity of sellers. Weak sellers will exit first at lower rates. That is the time to buy.

    I second that, meaning no offense to the people residing in the project or the investors, people going gaga over boulevard only because it is first RTM, I believe boulevard does not stand close to any of Jaypee project. It is too dense when compared to any project of Jaypee, it looks like building are overseeing each other completely...I am sure it will see its real price when projects nearby are delivered.
