Hi,

This is a new project in sector 100 on greater noida express way. Does anyone have any idea on the Builder ? They are providing 2-3 BHK flats 2825 psf.

    I had hrd of 40k residences myself including plots etc. Perhaps I may be wrong but with an overall FAR of of 1.75 it will be about right. Most commercials, hotels etc will be on the periphery and will hv their own exits. Temples etc are all internal and I doubt ppl make WT a religious hotspot. Yes outside golfers may come ~ 20-25-50-100 cars a day

    The hospital is also on sector road - while directly connected to WT but similarly connected on its own to the outside.

    Passage from bund road to core noida???

    Sir pls explain...why would anyone take bund road go to WT and the go to core noida. If coming ahead of WT (i.e from 93 side)...then ppl from bund road will be connected via sector road to clover leaf and then onto Noida.

    Else ahead of that at most go via 127 where there is a direct connection ahead of Shipra plot to expressway slip road.

    Why would anyone exit the bund road INTO WT for thoroughfare.

    1) 6 exits towards service lane then to expressway ??? - i have used only 2 or 3. one main one ( near shipra plot ), two road bisecting the kp1 & kp2 plots, 3 - i don't remember :-D ......please tell me where are the remaining 3 ? I just want to come out of WT then service lane ( has to just one ) - then to expressway.

    2) sector road ( or service lane ) - this is where i have seen the bottleneck and my concern lies here only.

    3) bund road se WT kaun aayega ????....hummmn...... say my office is in sector 124 & i am coming from south delhi .....i see free kalndi kunj bridge....free bund road ....free WT access ....pass that turn left on the service lane n bingo......... why do trucks always comes from kalndi kunj route not via delhi - noida toll bridge ? answer is to avoid paying toll tax. we can have our point of views but don't think for a minute - in india if there is a alternative free route - it won't be used.

    This bloddy small service lane & underpass is blocking my head.

    Bajaj Sir - I dont percieve WT as such on its own will have circulation bottlenecks...I can explain or u can take my word as someone who has studied urban design well.

    The beauty of a well planned xpressway is that its slightly simple to decongest. Simply widen up the slip/sector roads provide more/better exits to the eway etc. Not a huge problem..(I can further elaborate)

    If one needs to worry then we must worry about how the eway load itself will flow and how we not put a jam for that traffic as it goes to Delhi n Noida.

    This needs some planning n effort n somethings hv to be done by NA etc

    sir, other than corporate office - everything is inside. whole WT janta will come out on one service lane only.

    Dinesh Sir, I don't doubt your study & knowledge on WT but i also trust my moti buddhi ( it has served me quite well so far ) :-D

    I could sense some defensive approach from your last reply.

    ummmnn..........bottleneck on service lane outside WT moving towards expressway is playing in my mind. and this is what i have witnessed from my own eyes.

    i will sleep over it.

    has to make a big decision this weekend.

    Whole Janta will come on 6 lane road not on Service lane.
    Nothing is inside jaypee wish town.
    School to hospital.
    please visit once to know.. school and Information technology is open.

  • Even if WT has certain limitations why would the other guy be defensive?
    In each of your posts, you ask certain questions from a guy(information retrieving) and then try to score pointsover him. Any particular reason for that ?

    BTW this thread is for LB not for WT. It makes sense to discuss pros/cons about LB here.
    But your posts very seldom fit within the thread where they are posted.

    Sir all the best for your decision - I am sure all of us will be wanting to hear. Slip road...there r 2... slip road n sector road.

    Even if there is some rush on peak hours it is due to commercials on 127 and beyond..(Amity, Dell, HCL etc)

    To me it is easily solvable. Widen/recarpet these roads. ... one more exit to eway...stop all illegal parking of these commercials.

    I go atleast once in 15 days to WT/eway...only place i hv been stuck in as at Mahamaya n beyond and that i agree needs some serious thought.

    Do tell what u were thinking in anycase. It will be food for thought for us. Pakka kuch GC plot ya townhouse ya Boomerang etc soch rahe hoge if WT

    Haha. Well said. This is the first of a kind that I have read. Sellers can ask whatever amount but that does not mean that buyers have no option. Noida now has many options. Buyers will pass that seller and project and look at other options available.

    The entry from Delhi/Main Noida side will be from 6 laned road in front of UGCC and a right turn from underneath the expressway (4 laned road) - thats correct (atleast the GC area)

    For KP plots etc - you will ultimately take the clover leaf and the sector road that splits WT into two halves - one entry to the left (KP 2) and one to the right (KP 1)

    For Kosmos etc you will take the same clover leaf but get off early onto the sector road towards the WT side. Then go forward and onto the main gate of that side (opposite Omaxe Grandwood)

    These are some logical options to enter WT

    The School and IT college are INSIDE WT not approachable directly from outside AFAIK

    Hospital IS approachable directly from main sector road and has a road going to WT

    So u r partly correct, partly incorrect

    Currently there are 3-4 exits in BOTH plots of WT (GC side uptil KP 2 plots, Non GC side from KP 1 uptil Kosmos/Klassic ONGC etc), i.e. 6-7 in TOTAL.

    For the GC plot - 1 - near Shipra, 2 - their current marketing office, 3 - their exit towards JP hospital, 4 - the KP 2 exit. 2-3 more are planned - 1 to the rear - to the Bund road



    2) sector road ( or service lane ) - this is where i have seen the bottleneck and my concern lies here only.

    Right - again there are 2 roads between WT and eWay, service lane or slip lane (closest to eWay) and the sector Road (closer to WT boundary). I agree currently the better approach is from the other side of the eWay (as Mahamaya laid a very good road there for her pet project - Balika Intercollege....) but you cant go back on that as where do you exit? I agree that the sector road gets busy at times - only due to the fact that it needs carpetting, a little widening ideally and illegal parking on the main road by commercials of 127, 124, Amity etc.

    It is my opinion that this is not a thing to worry about too much as it is easily mendable. Low hanging fruit.

    Again - if you are coming from 124 say using the Bund Road and want to get on eWay - then Sir you have a free exit bordering the Shipra plot BEFORE WT (in 127). I will take that - why come through WT, get bothered with security checks etc when there is a free route before?

    There are 4 underpasses, 1 overpass, 1 direct eWAY entry BTW - one is a 2 lane underpass just as UGCC gate finishes (pretty small) then take a right, next is a proper 4 lane underpass (about 900 meters ahead of that) taking that leads u straight to the Kalypso main entry. Then there is the direct access to the eWay - probably the only project (res) that opens DIRECT to eWay and then is the 3rd underpass again 2 lane, then is the clover leaf overpass that will go straight to KP plots (take a left just before ATS V) finally another 4 laned one ahead of ATS etc (ahead of Grandwoods) leading straight to Kasa/Klassic etc

    Not 100% sure what you mean. The School gate opens into WT - and the school is within the premises (though the school, JIIT is at the periphery) - YES
