Hi,

This is a new project in sector 100 on greater noida express way. Does anyone have any idea on the Builder ? They are providing 2-3 BHK flats 2825 psf.

    Life for residents will be hell once school is operational as school buses will be parked inside and outside the gate of LB campus. School timings will for sure coincide with residents morning rush. Parents of kids will be using the same gate which will be used by residents, think about the morning rush and traffic when already congested 10000 residents are struggling to move out of gate blocked by parents who have come to drop off their ward.. Imagine the Quality of life at Modern chawl , The LOTUS BOULEVARD.

    The Ardee School Noida

    putting poster will not help, you have to show that this place is not good for school.
    puncture all buses/car entering school. break boundry wall for school. if you keep putting poster with silence, one day complete club will be used for school. what if they put boundry around your tower and you are no more allowed to enter any green/club area.?? dont allow such thing with silence.

    The list is long and painful. The builder has not lived up to its promises, and is a champion at reselling already sold areas. They sell you common area as super area. Then they increase the floors from 19 to 30 in most towers.
    Further they sell off the limited area remaining in club to a private school.
    Then they come up with a 45 floor residential tower in front of your front road facing flats. What to expect from these cheats.
    They put huge hoardings about indoor swimming pool and club facilities on expressways, but the truth is the heated pool's ceiling fell a few weeks after it opened, and its closed for months now. The club may be huge, but it houses their personal banquet, cafeteria, where they have full access. All residents get are very limited facilities.
    At posession they say facade will be painted after you take posession, After posession they say, why didn't you press for your demand before posession, now we have closed the handover.

    And this is what forced all residents to go to this extreme and blacklist 3C

    Can we do something legally as well.. They should not be allowed to open a school inside the premise...
    Just want to share one same instance...In Sarita Vihar Blue Bells school has constructed a huge building inside one of the DDA pocket, despites the land was allocated by DDA even then they are not able to open the school due to court orders, residents have opposed it very strongly.
    Are u planning for any meeting so that all owner can join and take a call..
    This is very important that we stop them now else it is going to be too late.
    School authorities & parent (who are interested to get their child admitted) should be aware that whatever is happening is not correct & residents will not allow it at any cost...

  • Is this a commerical/Mixed land use complex as such where a private school can be opened??

    Also, this school will it be primary/playgroup type school only? I am applaud to see people put posters but not fight it out at courts. That is why people run to Kejriwal to help but do not want to help themselves.

    Is there a banquet hall also inside the project? If yes, then are there plans to rent out this banquet hall for weddings and functions for outsiders?

    Banquet hall where weddings happen are worse news than the school because they don't let you sleep during the nights. There is a park near my home in Rohini where weddings happen every now and then and on the day of weddings, rush on the road and noise till late in the night is unbearable.

Seems like 3C has already sold whatever little open area left in LB. One of the buyer said in all 3C project club area is not part of the project and could be opened for outsiders. Is it true ?????

  • They have on record claimed that In Panache they will not do so. Club is exclusive. However, Vidur Bhardwaj was claiming legally he has all rights to do so but he will not do this just because of security in Panache.

    However, Vidur Bhardwaj went on to say if he wish, he can allow outsiders in club. I really want to see this guy speaking such rubbish in court soon.

  • All this is due to the chalta-hai attitude of the society members in a project. People get what they deserve.

    In Lotus Boulevard, All it would take is a show of force with 300 people standing in front of the school on its opening day/admissions day/ or starting hour. Do not let anyone pass, do not let anyone park. No parent from outside would even risk sending their kid to a school with such issues. Demand 20L/month as rental from the school management for operating the school in the 3C LB premises. The school would eventually have to stop operating or the 3C management would come to a negotiating table.

    Contribute money and hire 50 security guards of your own and replace the ones provided by 3C. Take over the functioning of the clubhouse and the overall building security. Do not let anyone from outside enter into the club. Do not let the 3C sales staff enter the sales office in the LB premises. Stand in a large group hire security. 3C would not be able to escalate without getting unwanted media attention. They already spent several crores of rupees trying to suppress the recent death of site worker in firing and then getting their offices set on fire, labor riots etc.

    But, i guess people get what they deserve. Stay in your cosy homes and keep on moaning on the internet. nothing will happen.

    When a project has maximum investors and less end-users,This will go on like this. because investors don't care whether Builder is Adding Another building above the existing building.

  • I am shocked how 3C is treating the common facilities. I thought it was only the school......... but how can they open the society club and banquet halls open to public. You will have drunkards misbehaving inside the society gates in wee hours which defeats the very purpose of a gated society where you can leave your children to play alone till late in the night or you can go with your wife and daughters for a walk without worrying about anything.
    There is a difference between children and parents coming to visit the society school and mad men dancing away inside the society premises...... How will investors make money when you wont have buyers due to such issues.

    You should all come together to take the builder to task otherwise forget about exiting your investments at a premium.
