Hi,

This is a new project in sector 100 on greater noida express way. Does anyone have any idea on the Builder ? They are providing 2-3 BHK flats 2825 psf.

  • How is location of Tower 29 unit no 204 with respect to Sunlight , View/other tower shadow and Ventilation ?tried map from some site bt culdnt open it...it was told that it is second floor...is it possible to have sunlight here when the tower is 27 floor high..please kindly some body help

    1. Is this good decision to buy in LB T30 for end use?
    2. If this is a good decision then which unit should I go far, keeping in mind sunlight, in winter and summer and view , following units are available with my broker 1301,1302,2001,2002, 1103 and 705.

    Pls help me...

    Dont take floor number 13, difficult to resell. Also 705 is too low but not low enough. neither here nor there.

    Select from the preferred units from 2001 and 2002 , higher floors so lower price at the time of purchase now, and faster increase in resale value as time progresses since being higher floors.

    Or go for the 1103, if you like middle floors or somebody does not like heights in the family.

    Instead of the main door's direction, look at the balconies' direction, they should be facing east. That would be the best choice in terms of living.

    If it is for self use then I would advise to have a look at LB Espacia as well. They have units starting from 1970 sq.ft.

    13th floor fear is a big myth especially in Northern India...In many countries including USA, it is rather considered to be lucky.. Rationalists like me find no reason why 13th floor is bad if 12th and 14th floors are good.. its time we Indians should take decisions based on scientific reasoning rather than stupid myths and numerologists / astrologists (who themselves don't know their future)

  • You will not believe that have made good money while buying 13th floor and then selling it. Its a myth and it is created by socalled uneducated dealers. However, you can reap benefits of 13th floor.

  • For end use there is no problem with 13th floor. But if you want to have a normal market resale price for your unit in an overcrowded market, 13th floor is not recommended as some customers will certainly overlook those units. My brother bought his first flat for self use in gurgaon on 13th floor. he could get a discount of 400 psf as compared to market price for the same. so even if you are rationalist, be rational with your choices and know your priorities before taking the plunge.

    point taken.. but again my point was for end use only.. even prices in investor's market is determined to some extent by end-user preferences only... hence, end user should also think rationally that in today's times, who doesn't have problems in life...the difference is that person living on 12th and 14th floor, doesn't relate the problems with the floor no., but general tendency would be otherwise for 13th floor person...its all mind games... for person dying of heart attack/accident living on 1st floor, he would never relate this to his floor no. , but person living on 13th floor and/or his neighbors would immediately attribute the floor no. as the sole reason..(where the real reason might be bad /lack of exercise/ unsafe driving).

    in this project go for lower floor unless sunlight is an issue.if you have sunlight than go for ir ,as it will command good premium.
    higher floors are good if you have views like sky line of dubai ,london skyline .
    higher floors are good if you have sea views or a river view.
    i guess jp side , you may have jamuna view and higher floors make a sense.
    but not on this side of expressway.

    majority of people DONOT like it.
    except few and for heaven sake why in this world you would want to be THAT FEW.
    you may like it but your family may not like it and even if your family likes it ,your buyer may not like it .
    so keep it simple DO NOT GET INVOLVED IN THIS NO 13.
