Hi,

This is a new project in sector 100 on greater noida express way. Does anyone have any idea on the Builder ? They are providing 2-3 BHK flats 2825 psf.

    It's my opinion but if you like for an individual/masses to agree to YOUR opinion please give details and facts.

    How is the living experience - try and elaborate - how are the roads, the lifts, the neighbours, the gentry, can you take a nice walk, can kids play, are school buses there, is access to eWay easy, is there a feeling of openness, is the builder taking reasonable maintainence fee and doing good maintainance, are issues promptly resolved etc and equally what are the negative points

    Anyhow your wish if you want to elaborate and even add a few pics but please don't use harsh words - not in the spirit of the debate

  • I have lived in gated communities, first in Dwarka, then in Sector 62 Noida, then moved to Indirapuram, the first 2 were just basic, only security, limited backup and community living. The Indirapuram one also had club and swimming pool. I have since moved to Sector 28 Noida. The gated community living beats these so called Sector 28 houses any day. There is big parking mess, when I go out for a walk it is all stray dogs on the street. Little mixing of the residents, thefts are common.
    I am just waiting for LB to be ready to shift into my own home.

    Modern Arch- No- its pretty basic
    Green- gimmick
    Goodies- when I bought the unit in Dec2009 (T27 prelaunch) I met many people in 3C office. No one was considering Modern Arch, Green or Goodies. They were looking for some sort of security and avoid price hikes at a later stage (I am talking about END USERS only)

    THEY WERE RIGHT BECAUSE AS OF NOW YOU CANT BUY LB IN 2900 OR 3000 (LAUNCH PRICE IN 2009). Moreover which other choice did they have? Increase their budget to buy an apartment in an upmarket society? What was the guarantee that it would have matched their expectations on delivery and quality?

    IF PREDICTIONS FROM SO CALLED "FINANCIAL OR REAL ESTATE" GURUS ARE SO CORRECT, WHY THEY WERE NOT ABLE TO PREDICT THAT 3C WILL DELAY THE PROJECT. AND IT WILL NOT BE UPTO THE MARK

    Yes, majority of people (AAM) do not understand when the prices are about to fall or rise and for what reasons and how to analyze real estate markets. It is the domain of some "specialists" surfing the net all the time to read and predict (based on other's predictions) rather than doing their own analysis

    6 Years have passed and results are-

    More or less- same as above-

    Construction- average
    Standards- average and cramped
    Price rise- moderate
    Delivery- delayed
    FULL OF UNCERTAINITIES

    BUT WHAT WAS THE CHOICE AND WHAT IS THE CHOICE?

    FIRST OF ALL- THIS FORUM IS FULL OF AGENTS
    THAN IT IS FULL OF SELF-PROCLAIMED "GURUS" WHO KEEP CHANGING THEIR STATEMENT EVERY NOW AND THEN
    WHEN SOMEONE IS ASKING FOR AN ADVICE- THEY ARE ASKED TO DO THEIR OWN RESEARCH
    SELF-PROCLAIMED GURUS- DO NOT REPLY TO QUERIES FROM SINCERE END USERS
    Rather than guiding genuine end users with their "valuable" information, they see ONLY negative in each project.

    So what and end user is supposed to do- take his/her own decision or base his decision on GURU's "guidance"

    AND ONCE THE MARKET CRASH AND PROJECT IS DELAYED- ALL MODERATORS / GURUS COME UP BASHING- "SEE- DIDNT I TELL YOU NOT TO GO FOR THIS"??????????????????

    PATHETIC. STOP BEING SO NEGATIVE ALL THE TIME. GUIDE AND HELP PEOPLE OR STOP GIVING ANY STATEMENTS (WE DONT NEED IT)

  • I am not being disrespectful to anyone here - sorry if my words come to you that way but if you dig down postings in past - these bashers literally complaint about everything around in city like nothing positive is happening.

    On LB: It's beautiful society with really good people. Positives to carry forward what jollygood mentioned:

    Central park is eye-catcher in the evening when you stroll down with lot of children playing around, elderly couples gossiping on benches (in short you see very good number of people from all age groups enjoying their evening).

    No street dogs except 1-2 which find there way somehow from underconstruction buildings.

    Indoor temperature controlled swimming pool 12 months a year. Though i feel gym area is small compare to the number of people who live in but who needs a tread mill when you have big jogging track in central park.

    No parking issues - only car with LB stickers are allowed inside basement parking (strict control on each basement entry & exit)

    I have lived in so called row houses for years- but in those times traffic was very less compare to what we see on roads today. If you let your children play out on roads he may probably be run over by any vehicle ( that fear resides in parents mind always) except inner lane roads which hardly see any traffic. So having central park in big society like LB is a BIG plus.

    There, people are really aggressive in raising concerns and getting facility management work on it- you may see a delay but with continous
    follow ups things do get resolved.

  • I have a very interesting anecdote, a fortune teller always made some controversial predictions on events that would unfold 2-3 hears hence. These were widely publicized. Once any event actually happened, they would pull up this statement and claim I told you so. All other statements where he was wrong were simply forgotten.

    I think if you are buying your first house to stay, do you due diligence re the builder and the project and if you have the money go ahead and buy. There will be ups and downs and it is impossible to time the bottom. You are buying a house to live a few notional losses should not bother you. Current situation the builders are cash strapped so only buy RTM.

    I am looking forward to shifting to LB in coming future. Would really appreciate if someone already residing there can enlighten me on following :
    a) Current maintenance charges
    b) How regular is Grid electricity supply. e.g. % of Grid vs DG supply in a day
    c) School buses; what all school buses you normally see there picking up children. Need to look for school for my kids.
    d) Do we have pre-paid electricity meters in LB

    Hi Zohaib - think there are quite a few unbiased points from a LIVIBILITY standpoint in this post.

    Were these inline to your expectations or have exceeded them.

    "Please be assured that our endeavor is to give possession at the earliest and we shall do our best to minimize the delay."

  • 3C company has been find a "Sukhilala" (remember Mother India) to give some money in the difficult times. But on tough conditions - so that 3C company would not be able to use the money the way it would want to.

  • Punjabi you are right there was a similar mail in January, when they got money after liquidating some assets, the work did start but stopped again. This time they managed to get a finance from Indusind bank so I am expecting there was due diligence and a more tighter control on the finances. Hopefully this should work. Rest will be clear in next days once work starts at site.
