    Janaab , 6000 hi dena hoga toh koi Jaypee, Unitech Grande ya ATS ki property lega. Aap bhi accha mazaak kar lete hain. Resale rates are between 4000-4500 for LB which is OK. Mujhe to LB ek decent project lagta hai on da whole. Bas tower layout is poor dats all. Rest, its a good decent project.

      if lb resale rates are at 4000-4500 then why are 168-137 rates people quoting at 4000....even in resale in 137 rates are quoted of 3600-4000 of no better builders than 3c on brand.and sec 100 better location than 137.....what is happening then....

        Bhai Log...Chill maro..aj Saturday...Chutti ka din hain...upar se mausam bhi kitni sundar hain...

        Iye jo rate...resale..project standard..MIG HIG LIG...sab maya hain...nothing else. These are all perceptions. All projects are good. BAs sabko apna apna makan time pe jaye. Investors logo ko bhi mera namaste...ap log bhi khub munafa kare...thora bahut garib dukhiyo ko bhi de...aur jo log corruption karte hain...gandhe gandhe kam karte hain..unlogon ko bhagwan sudh bichar de..bhagwanji thora humara desh ko bhi time do...aur achha bana do...

        aap sab log khus raho...ekdum mast.. family rocks! Mein to chala Murthal...Dhaba pe khata hu every weekend... and once i eat food there...aha...life is beautifullllll..............

          try to ask few brokers....you'll surely get in the range of 4000-4500. Its the investors who purchased at 3K..now even after selling at 4000-4500, making a huge profit. What's the point in discussing on the online forums. Negotiate..you can buy at 4500 max.

            Khan sahb.....I will simply tell that:

            LP / LB both are Good, well located projects...and 3c is delivering well.

            Both have High density and both will have to face issues with High density....How each project manages it..will differentiate between the two.

            All this Mumbo-jumbo about....we have wave pool...you dont...we have 90 density...you have 97....is complete waste of time.

            both projects are high density and its the first time in Noida where such densities will be Seen...its NOT PRETTY.

            But then thats what you get at such rates...for this location....

            Builders offered a fair price.....If density is high..then price too was less

            They are good projects...enjoy your buy......and accept the realties.

              Aap khud sochiye Vivabhuka 6000 psf mein who will buy LB in resale when u have much better luxury options in dat range. Any way let us not discuss resale rates too much. Mods have warned against the same. Have a good weekend every one.

                Why people are comparing the PAPER PRICES of Builders...?????

                thats ridiculous !!!

                Most of 3c projects have a high percentage of Investors....till about 6-7 months back prices will less...and project was 80-90% sold out !!!!!

                So nearly 80-90% investors BOUGHT AT LOW PRICES (2800-3400 psf)

                If they exit at 4200-4500 psf...they have managed very good profits

                  Zohaib bhai...for good location flats , prices are in the range of 4500-4800 in LB. This is true & no hype.

                    Again Price Discussion..

                    Seems to be finding lot of experts speaking on high density, quality of project, current price justification and they are bunch of people with agenda known to them..

                    Guys! whether investors or end users all are educated and qualified to take the call and do not advice from anyone..We are in market driven economy and let market decide the rate

                    Why speaking about high density when it's going vertical and why should this effect you, why speak about rate and justify other projects if people have faith in 3C and in this forum..

                    Chill friends and let's get into meaningful discussions..

                      I know....i infact expect prices to toundh 5500 psf in ACTUAL transaction when project will be RTM

                      I was just explaining that investors sell at much lower rates than PAPER prices.....Paper prices by builders are directed to help the investors.

                      Had 3C NOT..Increased their prices to 5800 psf....investors wouldnt be able to resell at 4800 psf.

                      This is planned moves by builders
