Hi,

This is a new project in sector 100 on greater noida express way. Does anyone have any idea on the Builder ? They are providing 2-3 BHK flats 2825 psf.

  • I was reading an argument yesterday that LB launch was at 2800 so people should not expect a decent end product even though current rates are ~double by builder. But they still hold a good inventory which they seem to sell at good rates..they surely gonna make a good profit. Now they kept increasing the rates with every tower launch so saying 2800 is quite not right... average BSP must be 3500 received by builder...so if they don't give a good end product well furnished(doors, windows, tiles, fittings) with good quality raw material..its surely not good for their own image...

    BTW whats the response to their gurgaon launch..heard inaugural rate is 4250 with some discount in pre-launch & 5000 shall be BSP during launch... seems quite high...

    definitely not worthy at the price...i think they did this out of desparation since the land bank in Noida has already exhausted and whatever little is left is too pricy and risky...

    I had asked them once...they said...there is a fees for the same. Its 5K, which is very nominal. They had sent me a form to fill whenever, I wish to have a joint allottee..

    Its very strange if true. Leave it. no point in discussing this. Better approach directly to them. Its all rude behavior if true.

    In which case, flats launched at higher ate should have better quality??

  • I don't think so. If people rushed to buy the same thing at higher prices, it means that they perceived that the thing was undervalued. They knew beforehand what they were buying. If they had higher expectations than what was written in the BBA, it is their fault.

    very thoughtful point from Mr Tony!! Adding to this logic my 2 cents..ALL developers shd keep changing the quality/ specs with every increase in price..ATS village for exmpl shd renovate the entire township which was launched at Rs 1600 per sq ft and bring it in sync with current prices of 10k per sq ft (approx)..

    Lets not be unfair with builder..However, it wd be nice if someone can double check the quality of fittings being used like the door/ window frames etc...Last when i checked abt 10 mths back, the wooden flooring they were using in the actual flats were of good quality and imported from germany..dont remember the brand though...

    Internal transfer means the sales of flats to someone else by the current owner.
    The endorsement happens on the BB agreement rather via transfer on registry basis thus stamp duty is saved.
    It might be possible (stoppage) but only for those flats who have paid the final installment and stamp duty charges already.
    Else the internal transfer is possible.

  • I visited LB site yesterday to saw the flat. But Guards were not allowing anybody to get it.
    Then I called 3c office and after 10-15 minutes of convincing, Ankit Sharma from Marketing team, came to 3C Site to escort us for visit.

    They showed Tower -1, 11th floor flats only.
    I felt quality of construction was good. Though i agree that stairs and lift look a bit small. Landscaping was impressive.
    I saw two flats one with having Color option 1 and other with color option 3. Option1 was looking more impressive, but floor tiles looks good in option 3.

    Club house construction is ON, but that may take another 1+ year to complete.
    At same time, he mentioned that vendors are not ready to come for just Phase -1 250 odd families, as it now would be financially feasible from them.
    But here I have a question, what vendors they are talking about. I am not aware how the club houses operate in societies.
    May someone experienced please highlight.

    At same, time, they are preparing a grand entrance in front of club house, which looks good.
    Regarding the possession, they said, every thing is ready from there end, but waiting for some approval from authorities.

  • I did not check the quality of Aluminum frame/windows.
    But for sure they are good in look. Especially the slider door provided in Drawing room balcony.
