As we all know FAR in Noida was recently increased without any explanation / consultation . As a result , the advantage of Noida over Noida extension was eroded and end user confidence was also shaken. I heard from my builder in sec 78 today that a further increase is also on the cards in a years time and he is not selling his top floors so that in future , new floors can be built.
This has now simply become a money making excercise with the result that no end user in noida is sure what final FAR will be when he moves in. Even reputed bulders like Mahagun is no different in this case.

With several possessions due in Noida in next 2 years , what will be impact of this in overall living conditions and prices in the upcoming sectors like 7x and Eway ??

  • I am aware that FAR in Noida extension has gone up recently but I'm not aware of any confirmed news of FAR increase in Noida 7x sectors and expressway sectors. Is this confirmed news?

  • In Noida FAR has been increased to 3.5 only for 1 km on each side of metro track going to G.Noida. Sector 78 is right on the metro track so it will face the brunt of increase FAR if builder desires.

    This is just to fool people...later they will make 3.5 for all and >3.5 (4.5?) for near metro route? projects which have some area marked as 'future plan' are most dangerous, as nothing stops them constructing even a 100 story tower . Example Supertech emerald court, where they are constructing two 35 story towers on a small leftover place

    If this is the case , same should apply along new metro routes in delhi and Gurgaon. This is simply a nexus of Noida authority and builders....new floors will be build while people will be waiting for metro to GN next 5 years !!

  • Technically speaking it's (increased FAR) only allowed for the new/upcoming projects, whatever has been constructed already or in progress, they can't build on top of it as per the authority rule.

    BTW rules are always meant to be broken by the builders lobby so no exception :)

    Builders can also construct a new tower in open free park space left. They won't loose any opportunity.

    Till the CC (Completion Certificate) of the last phase of the project has been taken by the builder, any increase in the FAR can be utilized by the builder. Now a days, there is no limit of height, hence all the builders are going for 20+ storied towers so that adequate ground coverage is kept free for adding new towers as and when the FAR is increased.
