Hi All,
Just want to know that which is better location between sec 45 & sec 76 in noida. I want to purchase 3bhk for end user as well as for investment purpose.
I have shortlisted below projects in my budget: 1) Amarpali sapphire sec 45 noida and 2) Sethi Max noida in sec 75.
Pls help. Thanks in advance. (FYI: my budget between 80-90lacs)

    What rates you r getting in both projects? A lot depends on rates.......

  • As a thumb rule, I would avoid Amrapali. Not trust worthy at all....

  • 6000 all inclusive in Amarpali sapphire sec 45,ph-1, in next 3 month will get possession, same rate in prateek sec 45 (possession next year), but size is big around 1845 so cant afford. In sec 75-78 resale price is around 4400-4800. Pls suggest. Thx.

    It depends upon your requirements. If your office is in Noida Sectors 63,64,57,58 etc then Sec 76 is better. But Sector 45 is far better in case you want to live closer to Delhi, NEPZ, SEZ, Greater Noida etc.

    On a general note, Sec 45 is ALWAYS BETTER. Closer to Delhi, 1-2 KMs from expressway, 3-5 KMs from Mahamaya flyover, projects nearing completion etc.
    But Amrapalli Sapphire is a big NO NO. The so called premium society looks like a jail, or a hostel at best. The project is delayed for centuries now and should be ready by the 22nd century :D

    If Prateek is a bit out of budget, do try NRI homes. Even Gardenia Glory may not be that bad (another century to go before completion) because its almost completed and rates are sub Rs.5000 psf in Sec 46.

  • Thanks for ur response. I'm working in TCS. & TCS have many offices in Noida sec 63, Noida Expressway & gurgaon. Sometimes we have to travel gurgaon & Noida E-way.
    So i want to stay in central location i.e. sec 45 or sec 46 Noida. Now As you told me that NRI homes or Gardenia glory. Which is better for end-user. or if you have any other project in ur mind. Kindly suggest. Thx.

  • Avg & Safe projects: Sethi Max Royal (Sec 76),Ajnara grand heritage (Sec 74)
    Reasons:Product Branding,Present state of the Projects,Avg Quality Work

    Fair & Safe Projects: JM Housing (Sec 76), Hyde Park (Sec 78), Mahagun (Sec 78)
    Reasons: Dielevery on time (ok upto 6 Months delay),Layouts,Mahagun is little over hyped that’s why put under Fair Grade

    Good & Safe Projects: Assotech (Sec 78),Prateek Wisteria (Sec 77)
    Reasons: History of the work, High Roof (Height of Room), Good Quality

    Projects in Sec 45/46 are nearing completion, hence the rates are always a bit on the higher side. One of my friends recently bought a 1150 sq ft flat on 16th floor in Gardenia Glory Sec 46 Rs.4800 AI. Even though the project has delayed a lot, there is an entire group of NTPC/HCL employees which did a corporate booking in this project and are forcing the builder to complete the project at a faster rate. I would suggest this project as its much cheaper as compared to other nearby projects provided you can wait for 1 year max.

    Other options can be Sec 100/107 apartments which will take 2-3 years max.

    Hi Senior members,
    I want to book 3bhk 1735 size in Prateek Wisteria At Sector-77 Noida for investment purpose. I’m getting current price 5600 AI in 3rd floor. That means approx 1 Cr.
    Pls let me know that should I go for this. Can I get 7000+ rates after 2 years? They will give possession in Apr 2014.

    Highly unlikely.

    After two years you might be getting exactly what you spend today.

    Does not mean that prices will not go up in between.

    Agree. I too expect realistic rate of about 6000-6500 in 2015.
