Hi All,

I am living in US and want to know about Amrapali Sapphire Phase II project which is in sector 45 Noida. I have heard that the phase-I of this project is sold out and the phase II has already 90% sold. Has anyone booked anything there ? If yes please share your thoughts. I am planning to buy a 3bhk (3b3T-1640 Sq Ft) and want to get some reviews from you experts. I am interested in this project because i think the sector 45 location is very nice, please correct me if i am wrong. I can not personally visit the site so your feedback is very important to me.

How is the quality of work of Amrapali projectcs? has anyone had any personal experience with them? How safe is it to invest in this project?

Any feedback is greatly appreciated.

    Sapphire phase 1 possession is delayed by 1.5 years and I have no idea whether they can offer possession this year or not. :(

  • Possession letters issued for tower B

    I went today to Sapphire and happy to see the progress.

    The possession letter has been issued for tower B and the rest will follow.



    I am planning to buy one apartment here due to its location advantage and have a feeling that the price will shoot up after possession.

    Seniors please suggest.

    That is a good news...., sir g dulhan vohi joe piya man bhaie...., if u like it go ahead... excellent location..., decent quality.. now tangible and really value for money..., was shocked to hear resale demand at 7500 to 8000 for 4 bhk in this project when i was evaluating ( huge demand supply gap only 100 + units out of 2000+)...., i myself negotiated around 5500/- AI for 3 bhk in feb this year directly with the builder in ph-2...., one of my known associate closed it at 5650/- last week again directly with the builder...

    They have held the units as they are expecting huge appreciation at RTM.I feel it is one of the most undervalued properties in Noida right now. One of the reasons maybe it is because it belongs to Amprapali..



    But let me tell you it does not look like an Amprapali project at all as I have visited its raw flat (and not the sample flat which is always good) and it looks very promising. Bricks, Cement, Lift etc. are of excellent quality. At least it seems much better than Paras,Ajnara etc of 137 sector which is also 15 KM from DND and they are asking price at 5000-5400 AI. Totally unacceptable.

    So my bet on this project.
    My problem is that I am getting good unit. Most of the available units are village/north facing. All good units are sold out it seems.

    Kumar saheb, I guess village side has some merits too. The surrounding buildings are 2 stories so atleast there will be no blocking of air path ever.
    I also heard that in the shopping arcade they have tied-up with MacD.
    Maybe, you can do a bargain hunting and keep an eye for a switch option.

    Agreed friend.But it is also north facing..
    Finally I have got tower O which I am going to finalize.

    Today I again visited sector-45 to see the connectivity to DND and found that there is no direct link to Expressway.But the parallel road which has been provided is as good as expressway.

    Now I am more convinced it is going to be the best location of Noida which has direct link to Delhi and central Noida.

    Only possession time may be an issue that is why I am opting for 60-40 plan.

    If you are looking for quality do not consider Amarpali.

    Instead go for TGB Meghdutam in Sec 50 NOIDA.

    But quality comes at a price of 12000/- price.

    Is you payment plan 60:40 ? Does it mean 40 % at time of possesion ?

    I too am looking for a unit and getting it for 5425 from Rajnandini but they only have time linked plan (10% on booking, 20 % in 1 month, 20% in one month...then 10% every month till 90% and last 10% at time of possesion).

    I think 60:40 is good if you are getting it.

    Please negotiate hard with them and they will surely come down to 60:40.

    I think they have most of the units at village facing.
    which size/ floor you are looking for ?
