We went on the site of Ajnara (Around 17 acre) and it appears that the site is right adjacent to a village named Ghadi-Chakhandi. Is there any reason for worry because of that? Also Does anyone know if the project of Ajnara in Sec-121 has been approved by Noida authority and banks? Approval by the authority will mean that the land registry has happened in the name of builder. Who are the bankers that are providing finance? The rates are quite tempting and we are giving a serious thought to it. Also who should be the most trusted person to be contacted for booking?

  • Yes that is a typo, delivery date without grace period is Jan 2012.

    I hope the new metro route plan is not hoax...if metro is to really go by homes 121 than we can expect even further increase in rates.

  • Metro to 121 sector is just proposal announcement and nothing is confirmed..still we are waiting Greater noida metro work to start in past 2 years.let 1st Gnoida work starts then we can see some movements.

  • yeah I know its just an announcement dats why i hope its not a hoax. anyways all routes even the greater noida one (don't think its two years old, might be 6 months old) are all proposals.

    But in terms of long term future all these proposals can be reality. Homes 121 will benefit immensely if this route becomes reality in future as it is bang on the 130 mtr wide road on which this route is proposed.

  • True -- the planned first phase possession is due in Jan - 2012.
    And if metro passes by sector 121, then this will be a great value add to this project.
    Another updates is that the homes 121 website (i.e. homes121 dot com) has just posted latest pictures reflecting the progress of the project as of 25th May. Looks like there are towers where floor number 12 is being constructed, which looks a decent progress. But at this rate I doubt that they will be able to deliver phase 1 by Jan - 2012.

    yes..true..very very unlikely..other phases are at ground level..any idea of last phase delivery time line..

  • Well there is hardly any builder in noida who will give possession without going into grace period. For phase 1 july 2012 should be the deadline which includes the grace period of 6 months.

    Ankit, other than 4th phase rest of the three phases are on or above 4th floor. They are all past ground floor. Keeping in mind that this project has been impacted the most by NE the progress shown on ground is commendable. Hopefully it will shape out well and give all 3C properties a run for their money. :bab (45):

    I was looking at the site of this society (i.e. homes121 dot com) and looks like they have revised the prices again. The base price is not at 3833.00 psf. At this base price if we add other charges listed on the site the overall psf rate comes out to be something around 4200.00 psf. Is it reasonable enough ? I am questioning because there is a slowdown in realty currently and in that case, not sure how there can be such a steep increase.
    Apparently there is also an increase in the size of the flat and so all the owners have to shell out some more to get in.
    The website also lists latest photos from the construction site showing, in few cases, up to 14/15 floors. So looks like they have built the structure.

    I was looking at the site of this society (i.e. homes121 dot com) and looks like they have revised the prices again. The base price is not at 3833.00 psf. At this base price if we add other charges listed on the site the overall psf rate comes out to be something around 4200.00 psf. Is it reasonable enough ? I am questioning because there is a slowdown in realty currently and in that case, not sure how there can be such a steep increase.
    Apparently there is also an increase in the size of the flat and so all the owners have to shell out some more to get in.
    The website also lists latest photos from the construction site showing, in few cases, up to 14/15 floors. So looks like they have built the structure.

    agar kisi bhi project ka -ve side dhekogey to you wont get any flat in NOIDA. If anybody want to buy he/she has to look +ve side of that project. kamiya doondna bahut aasan hota hai bahisahab. aur ha just name any project in NOIDA, you will find no. of people here in IREF those count -ve side of those projects.

  • mnautiyal -- I completely agree with your opinion/response to "Jaideep". And a lot of people here are also getting confused with what a waste management plant is vs a SLF.
    The price appreciation has a lot to do with the completion that a project attains over a period of time. I bought a flat in this society simply by looking at the plot that the builder(read Ajnara/Gulshan) bought from authority (the only official piece of construction there aws the fence) - and that is the riskiest time period to buy a property in the entire life cycle of the construction. Anyone who will buy now will see 14/15 floors and so has to shell out relatively more.
    Although I do agree that it is slightly stretched (may be by Rs. 200.00) but if the construction speed remains the same then within the next 3-6 months a 4200.00 psf price (all inclusive) would be extremely justifiable as the project would get more close to completion.

    Also look at inflation that has skyrocketed in last 2 years -- That impacts the cost of basic raw material (like brick/cement/iron rods and other material that would be used in furnishing later on).

    SLF is just a NA gimmick like metro. RTI has been filed in UP pollution control board and they replied that no such plant has come to them for approval. So, NA can't build a waste management plant without approval from UPPCB.

    In their reply they told that only STP is approved, that is near sec 119 as per master plan.

    So all homes 121 buyers just chill.

  • Guys how is the construction progressing for this project and what is the expected time of possession for phase 1? They have promised Jan-2012 which is just 4 months away and so I think it is highly unlikely that they will be in a position to offer the possession anytime soon?

    Also what is the market value of this property ? Is it making any real buzz out there among the buyers? Are there any buyers for ready to move properties (whenever they become available) at the rate which the builder is asking for?
