    My POV

    Overpriced builder RE is not even 10% of Indian RE. People should ask builders at what price they are buying the land from farmers even today & then selling to gullible people at exorbitant rates later, in those so called 'IT hubs'.

    If people make wrong choices & now feeling nervous, it doesn't mean 32 Lacs sq km of Indian RE is sitting on some Bubble!

    This poor country has a long way to go.....& looking from where we are sitting now..there is no other way but only the one that GOES UP, nowhere else.
    (Unless people want to revert to stone ages..lol)

          take it or leave it?......I won't even look at it in the first place!

          Builders are not some "Kings" who rule this country....They don't own even 1% land in the so-called cities. Land is not pricey..RE is not inflated...It's just that people don't go beyond builder mania & get trapped.

          Buying land, building houses,forming societies is not rocket science...people can do it on their own, do it at 1/3rd the price & do it with much better amenities than what the builders offer. If people in small towns can build beautiful houses & functional cooperative societies, surely the much more "informed" janta in these IT hubs can too.

          Only thing required is the 'will' to do it!

            Seriously? What is the land price in Noida? Can you post your calculation as to how one can make a society at 1/3 the price quoted by builders?

              You dont buy land for societies the same way u buy plots in Noida sectors.

              If builders can buy land for peanuts from farmers, so can people (who get together as cooperative societies) too.

              Buy agricultural, build residential..this is what the builders did & this is what the people should have done too from day 1.

              Of course, you can't undo the damage already done by the relentless speculation & govt connivance, you can't build your society bang on Noida city centre...but atleast people can beat the builders in their own game by reaching for those lands nearby before the builders do their next "Pre-launch" there & expand their greed to those newer avenues!

              Once people do this, you will yourself see the overpriced prices of these places fall like a pack of cards!

                Its actually ~60% of new houses. But nevertheless, quite a big number at 11 million i.e. 1 crore houses !!

                  The link you posted talks about India, whereas the original poster was talking about NCR and applying it to Noida.

                  There have been very limited deliveries in Noida in 1 year; I doubt 60% of them would be vacant.

                      All over India, land is identified & bought by the persons who require it...Authority is just a facilitator..it acts as a middleman right..but how does it prevent people to do what builders do?.... There are many central/state level govt employee associations looking after the welfare of its employees who register themselves as societies & function on no profit-no loss basis offering their employees properties in much cheaper price.
