Last week a High level meeting between Builder Lobby of Noida region and State Govt. Cabinet Minister Abhishek Misra took place in Lucknow.
For those who dont have any idea about Misraji, he is very close to CM Akhilesh yadav and is taking care of all Property matters in Noida region (commission, etc)

This meeting was specially arranged after SP Govt. Informed Builder lobby to prepare for Election Fund. (MSY Wants SP to be fully ready for elections by End of this year)
Builder Lobby already reeling under the External issues like Inflation, Loan rates, Oversupply, etc wanted some special treatment from state govt.

State Govt. has Agreed to help Builder lobby in all possible ways to help them get rid of inventories at higher rates.

The following issues were mutually agreed...and you will yourself see them unfolding in coming weeks, months...SPLASHED OVER AND OVER AGAIN IN PRINTED MEDIA

Mind you, these plans are mere eyewash to dupe buyers and help builders sell inventories. Thats the Only Intention. No Ground work intended

1. Yamuna expressway ...One of remaining largest land banks...
- Formal Announcement of Huge Tourist based projects in Phase 1 upto Jewar from GN Side and near Etmadpur around Agra.

- A special economic zone around proximity of Dankaur

- Alternate expressway connectivity to Greater noida around Canal area

- Power Plant to cater to entire West U.P


2. Greater Noida

Same old list....but since it has fooled lakhs before...it will at least fool a couple of thousands now....

- Greater Noida metro
- Greater Noida Night safari
- Bodaki Railway Station and Logistics Hub
- Heliport

A new List has been added

- 3 New Bridges
Near sector 144 to surajpur
Near sector 7X to Noida extension sector 1
Near Chi Phi to Faridabad

Alternate connectivity to Kalindi Kunj from Greater Noida area....

Mind you...Now NCRPB Should approve the Master plan..and inspite of this known fact, rubbish statements will be given by Top Authority officials in the Media. Proposing projects for which they dont have funds..land...and are non existant in their own master plans !!!!!

Whats MOST Important to understand here is that Such News is MAJORITY Published in Newpapers and are not very common on T.V, etc...

The idea is to also help the Builders & Brokers to Publish such fake news on their websites, brochures or display in their offices and fool buyers.


Furthermore....Govt. has assured that Extra F.A.R is possible as long as the party fund is coming on time.

EXPECT UNOFFICIAL F.A.R TO BE IN RANGE OF 4.2 !!!!!!

Extra floors...towers...use of green areas as commercials, etc....will be increasing.


High F.A.R Will be announced for Yamuna expressway region before 2017.
That was committed to Builders.


Mr.Abhishek Misra also shared that SP plans to convert Industrial region to freehold first and then commercial....before 2017.

Residential conversion ...No information yet.

Inspite of some half hearted attempts Industries have shown no interest in U.P and SP has decided not to waste their time on it.
A very similar situation what happened with Mayawati after 2009 General elections.

Industries showed no interest and therefore, she simply all land to builder lobby around Noida.

SP With no land left...is basically has few options in Noida region.

Jaypee had some issue with SP and as a result...its decided to impose Taxes on F1 and any race in BIC Circuit, denting Business of Jaypee.
Negotiations are on...but no headway

People are already talking about OVERSUPPLY and Unsold Inventory everywhere...which has been discussed several times on this forum since last year....but people were not willing to listen.

Imagine this is the situation Now....when NOIDA EXTENSION Resale Market has Not opened !!!!!!!!!!

When Noida extension resale market will open.....1000s of Small time investors...and Bulk buyers will flood the market with best inventories...!!!!

    NA is notorious for increasing the FAR. Investors should be aware.

  • Funding the project is more of a problem than getting experienced people.

    Both authorities are not even able to get installments from the builders to whom land has been sold (in installments). There is no will. Pressure is only coming from the builders till they are able to ofload their inventory. Sector-62 metro extension is prime example where there is very little to gain for the builders and hence it has the least priority.

    In IREF Noida and GN sections, 90% of real estate updates comes from Hindi newspapers and 90% of those are fraud..Hindi Newspapers are playing a realestate agent role for UP Govt.
