Has anybody booked or planning to book in Logix Blossom County? I want to know the following:

1) How is the location of the project? It seems a bit far from expressway - towards greater Noida side but is it still good compared to 3C and Jaypee?
2) How is the layout of the apartment? In terms of loading.
3) Is it a green project
4) Possession time quoted is 18 months. Does anybody have confirmation on this?

  • Amit, I guess 600 is not a valid figure ...
    It is over 1000 ...
Right now construction for eight towers is gng on in full swing ...
    A
    4*20*6 = 480 (Tower D, E ,F ,G )
    4*20*8 = 640 (Tower H, I ,M ,N )
    ------------------------------------------------
    Total = 1120
    ------------------------------------------------
So, Logix is constructing 1100 flats irrespective of the amount of booking in them ...

U can see ur self , no builder start constructon till 50-60% of the tower is sold ...
    60% of 1120 is 672 ...

Other towers which are open for booking are
    C - 100 flats
    J1 -- 160 flats
    K --- 160
    N --- 120
    P --- 160
    -------------
    Tot -- 700
    --------------
Even if u assume 30% booking in these tower, very pessimistic percentage
Still it comes out ot be around 210

So the total is around 882 ...

Please correct me, through a logical points , if any one has any to make ...

  • Hi Nibha,

My customer id on booking was 11XX which clearly proves they have sold around 1100 flats by May itself. Also in logix cancellation is not possible as per their booking agreement. In case someone goes for cancellation nothing is refunded and complete booking amount is lost as this whole amount is treated as Earnest money. So I am not assuming there had been any booking cancellation in this project.

Can someone, who purchased the flat recently come up with their customer ID so that we can come to know how many flats have been sold out.

he Changing NCR Skyline, Launches And Construction Of New Projects Are Picking Up In The NCR
Source: thehindubusinessline.com By Moumita Bakshi Chatterjee

Mr Arun Kumar braves the sweltering heat as he prepares to accost a prospective customer. He holds up colourful brochures to catch the eyes of occupants of the many cars whizzing by on the Noida roads. If one stops, he quickly launches into a well-rehearsed marketing pitch on features of a new residential project. Typically, the sales pitch lasts five-seven minutes, and concludes with an exchange of contacts details for follow-up . Mr Kumar is among hundreds of property agents who can be seen camping along the roads of Noida and Greater Noida these days to hard-sell the housing stock entering the market.

    Middle-class housing
"Noida and Greater Noida have become the hubs for middle-class housing in the NCR region. The land is reasonably priced with good Floor Area Ratio. Also, with tracts of 25 acres and above being made available by the local authorities, the developers can even opt for FDI funding," says Mr Vineet Singh, Business Head of 99acres.com.
Consider this. Over the last few months, a slew of developers -- notably the smaller ones such as Gaursons, Supertech, Panchsheel Buildtech, Earth Infrastructure and Nirala Developer -- have been allotted land at Noida Extension.
Data captured by real-estate market intelligence firm Propequity, which tracks over 25,000 projects in 37 cities, shows that the unit sizes in this area range anywhere from 540 sq.ft to 2,275 sq.ft for the upcoming projects.
Rates depend on project and location, but the base selling price can start as low as Rs 1,850 per sq.ft. Most of the projects here are scheduled for completion by 2013. "The price in this area is low compared with other pockets around and one can negotiate, in cash-down option, a rate of Rs 1,750-2,000 per sq.ft. Moreover, the location (Noida extension) gives a comfortable access from NH24 Ghaziabad, Noida and Greater Noida, and is just 7 km from the nearest metro station (at City Centre, Noida Sector 32)," says Mr Kailash Singh, AGM of Saviour Builders, which is partnering with Gaursons for a 130-acre township at Noida-Greater Noida Link Road.

      `Oversupply situation'
      Exercising due diligence

      Oversupply situation'

The story is the same for other emerging clusters in Noida where launches and construction of new projects are in full swing. Here, developers such as 3C Group, RG Group, Amrapali Group, Jaypee, Paramount Group, Panchsheel, Supertech, and Paras have announced projects spread across Sectors 75, 76, 100, 110, 120, 121, 133 and 137 among others, in Noida; new apartment prices in Noida can vary in the Rs 2,700-3,500 per sq.ft range.

"Overall, it is understood that the Noida market is doing well on the absorption front.however data reveals different story

as mentioned in g noida/ noida appx 10000 booking have been done against the total planned of over 60000

the progress of construction will be critical in deciding how the demand sustains, going forward," says Propequity. Critics point out that with nearly 50,000 new units expected to come into the market over the next five years, there could be an `oversupply situation' going forward. They also believe that the last downturn is still fresh in the minds of the buyers -- hence builders are bound to face increased scrutiny over project pricing, delivery timelines and, more importantly, the past track record.

Experts say real estate prices at these levels are not sustainable and a correction is expected. “We expect prices to correct. However, it will not be across the board but in select pockets. Developers are likely to offer more discounts in the luxury or high-end segment. We do not expect any favourable movement in the mid-income or affordable housing segment.

      Exercising due diligence

Already, online realty forums are flooded with comments and posts from customers who are analysing each new project threadbare and exchanging notes on their experiences with regard to builders and property dealers.
Sales executives such as Mr Kumar are painfully aware of the odds as they spend most of the day handling umpteen queries from discerning consumers over rate and product comparisons.

Ultimately, only few spot enquiries will end up as bookings. "Each sales executive on this stretch has a target of generating 10-15 leads each day and 20-25 on weekends. Generally, only 1-2 out of 10 leads will actually yield a serious buyer," he admits.
