Logix Blossom County by Logix Group in Sector 137, Noida

    Now the project has been underwritten to BOP.
    BSP is 3330 and extra charges around 500..

    Resale is around 2900 + other charges

      Are other charges equal for both resale and new/original bookings? ad what is the breakup of extra charges?

        They have changed the Extra charges breakup totally. I dont have the exact breakup with me at the moment. But this is what I remember having seen...

        Previously,
        Lease Rent : 100
        Electrification Charges: 40
        Fire Fighting Charges :40
        IFMC:25
        Mandatory 1 covered Car parking: 2,00,000


        Now:
        Lease Rent:100
        Internal Development Charges :75
        External Development Charges:75
        Electric Substation Charges:40
        IFMC:100
        Mandatory 1 covered Car Parking : 2,50,000


        Also, previously PLC was till 6th floor, now it has brought into effect till 10th floor + Central Green PLC has increased from 50 to 100 (this last point I am not very sure about, pls confirm)

          Other charges would always remain same for both resale and new unless you get a seller who just want to rip off his flat at all costs.

          Also, the buyers are now paying ST which a resale flat seller would get from the resale flat buyer (whatever seller has paid to builder).

          The major advantage you get while buying a resale flat is that you have averted the initial risk and now on resale you could get phase 1 flats which builder would never give you.

            Is there any official site for Logix BC to check the project status?

            skoda0505: when you said "project is underwritten to BOP", what exactly it means?

            could someone tell what all towers are in phase I and what all towers are there in phase II?

              The BSP has been increased to 3330 as per last few posts. However blossom county site still shows the old rates.

              Also why resale price(2900) is lower than what builder is giving(3330 or 3275). It should infact be higher as in resale, you will get a better flat(phase-1 or some better floor) as pointer by Arpit too.

                Project underwritten by BOP means this project will be marketed and sold by BOP.. In such cases, direct dealings are sometimes not even allowed... And if you try to book directly from the builder, then he may offer you lesser discount from waht the under writer offers you ..

                  Sir, this is the way real estate works in India. Builder keeps increasing prices for next phases, so that investers get some money.
                  If you are thinking of a situation that builder price is 3300 and expecting price in resale as 3500, that would happen only in case when the earlier phase apartments are just at stage of posession and that too only when build quality is good.

                    These days you can hardly expect good quality from builders.

                    I think the resale price varies from case to case.

                    But definitely, getting flat in resale is better option than buying from builder.

                      Are there any brokers that help in LBC resale flats? Any details welcome.
