We are being offered a Flat on the 7th floor in Vasilia at Rs 8113 per sq ft. of 1264.50 sq ft in the Wave City Center Sector 32 .

I believe this project has been discussed before but what is the up-to date perception on this development by Wave. We need for investment purposes only, for capital appreciation and rent.

What are members take on this.

Please advise.

    8k+ psf is too high for investment purposes only.....

  • i am unhappy customer of wave...i feel it was a wrong decision to book in it. As i booked in wave in2011 in prelaunch. as i m a doctor i thoght i would open my clinic there some day. but due to very big upset in family i have to discontinue it. for that wave staff initally told us u come to sarita vihar office ,,we went ,,nobody talked,,then repetedly they gave different date for 6 months ...we used to go everymonth. then they told office shifted to noida sec 32. we went there . we provided all the documents ..noc. cancallation all. some harsh chaturvedi and one other gentle(?)man in fact he treated very badly ...very rudely,,all time they used to tell -bad apka cheque taiyar hai , sign baki hai...and one bad day ..he bluntly told that we will not give you ..go away!!!! with all my surprise they reacted so
    bad sometime i felt that i am beggar and they are (not) giving that amount from their pocket????? i felt so unwanted , neglected at that place. infact i couldnt stop my tear not just only for my hard earned money but their behaviour!!!is this the way to speak???? actully we just trusted name of ponty chadhdha and unfortunatly we could nt continue with it ...but i wont any of my near and dear to go for wave. As in past one of my family member booked in extention and he also canceled the unit but he was treated very professionaly..and got his money back in time...i dont know when i will get my money back...i m fighting since 20months...in my worst of time when i needed my money back i have to take loan from others and i couldnt get my own money ,i m so hurd and disheartened ...still going to thier office in hope that someday i willl get back my money .....please dont go for such heartlesss builder who have no value for time for emotion for money of others who think only about their own benefit their self only...i think if ponty chadhdha would alive....things wont be same

    Mam, just want to say Ponty Chadha was a crook. Such people can't be trusted.

  • Today I visited the wave city center site (towards sector 35 side). For the first time ever I saw very decent construction going on on pretty much all phase 1 deliverable sites.

    - I would say, visually I could see around 100 labourers outside & on the towers.

    - 4-5 cranes moving stuff around

    - I would add double the workforce working inside and on towers I could see work going on but could not get a good look.

    So, on an all I would say there were a minimum of 250 people working on these projects.

    I had previously visited their site 3-4 times in the last 2 years but there was hardly any work going on each time. Obviously they will miss their 2016 deadline of delivery, but say at this pace one can expect something around 4 years from now.

    Knowing the bad reputation of Wave group on this forum, not sure what to expect. Anyway, this is what I have to share.

    Thanks for the information. If construction is going on at constant pace then we can expect some positive outcome of it till the end of 2016.

    No way they will be able to meet May 2016 deadline. For Residential Towers, most progress has been made on Amore Tower A , 22 Floors out of 32 Floors have been constructed in four years time !!!! Even if they put their best efforts (for which they not known for) it will take at least three years to handover Amore ....which is just a part of Phase 1.....

    This Project is a perfect example of good project in the hands of scoundrels....

    If Mr. Monty seriously looks at their Sales, post sales and execution team.....he will himself will not buy a flat in Wave City Centre!!!!!

    All kids on the street have been picked up sales & marketing of this Project .....Industry new borns for execution......and b*t* for Customer Service.....it is the same case as of Reliance Telecom (when it was launched) where panwals were selling CDMA mobile phones .....and thereafter what happened ....we all know the story....

  • Just heard. Wave is planning to give back 25A land back to Authority because of fund issue and sluggish demand. They will only concentrate on 32 development.

    Yes this is almost confirmed and unless this is sorted with NA, HDFC bank has stopped giving checks, this will be clear soon and in discussions from last 3-4 months

  • Wave Infratech Keen To Surrender 110 Acres Of Rs 6,500-Crore Project
    Most of the land taken by real estate player Wave Infratech for an ambitious Rs 6,500-crore Noida project is going back to the Noida Authority . Wave Infratech has sent an application to the Noida Authority for the surrender of about 110 acres of the 152 acres of residential-cumcommercial use plot allotted to it in 2011 in sectors 32 and 25A.
    According to the Noida Authority , the company has made the application under the UP government's new policy -Project Settlement Policy (PSP) -that is aimed at addressing the issues of the realty sector in Noida, Greater Noida and Yamuna Expressway areas.
    In all, 152 acres of residential-cum-commercial use development was allotted to the Wave group in sectors 25A and 32 in March 2011 at an allotment rate of Rs 1,07,003 per square metre. According to officials, the realtor is likely to return the land which is lying vacant in Sector 25A, while retaining a part of the project. The first phase of the project with an investment of about Rs 4,000 crore for the development of about 9.5 million square feet was slated to be delivered by 2016. Currently, the land, which the realtor is likely to surrender is valued at more than Rs 10,000 crore.
    Speaking to TOI, Dee pak Agarwal, chief executive officer (CEO), Noida Authority , confirmed that the application was being processed. “An 11-member committee has been formed to peruse the application and verify details,“ he said. “We had asked the company to submit a detailed project report informing the specific size of the land that they want to return, how many buyers have invested in the project and how much money they have invested, and whether there are any third party rights created in the project, etc.All these points are being verified.“ Agarwal said.
    He said that once that is done and the committee was satisfied, it would recommend the surrender to the CEO for approval. “We expect this to happen soon“ Agarwal said.
    No senior official from Wave Infratech was available for comment, when TOI contacted the realty group.
    Once approved, this will be the second land deal being surrendered back to the Noida Authority . In 2009, realty major BPTP Ltd had surrendered 100 acres of its Rs 5,006-crore land deal, the biggest ever in India, to Noida Authority as it was unable to make the complete payment.BPTP had in 2008 bagged the 95-acre commercial plot in Sector 94, Noida.
    According to Noida Au thority officials, more than 20 other realtors have also submitted applications under the PSP for different options. The three Authorities in Gautam Budh nagar had come up with the PSP in December last year, citing a slowdown in the realty sector as builders were unable to complete their projects, affecting lakhs of homebuyers. The PSP gives realtors an exit route from projects they are unable to execute or complete, as well as benefits homebuyers who are waiting past possession deadlines for delivery of their flats.Under the policy , a builder can exit a housing or commercial project in which construction on the allotted plot is yet to begin.

  • True. Every time they say work will start in 2 months. They are waiting for money deposited against 110 acre out of 152 acre, that they are returning back to Authority. So they are short of Money. Pontey group also faces cash crunch. Difficult to believe but that's the reality.
