    Kindly advise if there is any whatsapp group for Knight Court. I have an apartment in tower 1, and I dont have any updates on the project. Is there a legal forum on this project?

          What is the update on the consumer court case filed against Jaypee for Knight Court project? When is the date fixed for final decision?

            Jaiprakash infratech has gone into insolvency and buyers must apply for refund. Does this apply to Knights Court also as it is by Jaiprakash Associates Ltd.

              All members will have a joint meeting with Jaypee at 11:00 am on 10-Jan-2015 – to discuss specs, requirements, work progress and other open issues of golf course etc.

              Mr. Ajit assured that, Mr. Sachin Gaur participate in the next meeting on 10th Jan 2015.




              2. Construction Schedule: Jaypee had not shared the details on tower-wise schedules versus achievements up to 30-Nov-2014. Members were assured that the same will be shared by 08-Dec.

              All members expressed serious concerns in the apparent delay in works and Jaypee not meeting month-wise milestones.

              Mr. Banerji accepted that there was a 40-45 day back-lag in reference to the actual achievement versus schedules assured by Jaypee in last 3-4 month since construction schedule was shared by JP.
              It’s almost 50-100% delay as per construction schedule shared by JP for each activity.
              He also stated that Jaypee intends to make up and come back in stream, so that all towers are completed and handed over to the Faculty Management (FMG) division of Jaypee during July& August 2015, so that approvals are in hand and possession letters issued within a month thereafter.
              However, JP officials were not able to show any plans how they will cover up the delayed activities either by including more resources on the ground by certain percentage or by any means.

              Jaypee’s team again stated that they are confident to hand over possession of apartments before November-2015. They are aware of the works required and will ensure that all materials, finishing items, contractors and workers / labourers are aligned and available to meet the committed datelines.




              3. Other open points including, but not limited to

              a. Super area matters (including requirements to share calculations during the period Jaypee marketed the project in 2010 and 2011 versus what Jaypee calculates as on date) were discussed. Jaypee expressed readiness to share working details and drawings with an expert who can visit Jaypee’s representative of design cell etc. The Association will organise an expert for the same

              b. Sharing details on the specs, the brands, the products will be provided on 10-Jan when members see the completely final and finished sample apartment.




              4. Bare Shell Option: If Jaypee delays execution finishing works, some members proposed concept of Jaypee providing the apartments in bare shell along with requisite approvals and occupancy certificates, etc. – and refund surplus amount taken from the members for the finishing items.

              Note: JP needs to work out on this option and share the details of what they provide and what not in this option and respective discount in per sqft.
              If any individual flat owner would like to go with the option then he need to confirm to the CRM.

              If you compare with this month schedule& last month differential list then at KGT, JP accomplish only below activities with percentage…. (Need to validate though at site…) How JP planning to ensure to deliver in July/Aug 2015 is beyond our understanding.

              1. BlockWork: T6: 5%, T7: 10%, T8: 5%

              2. Plumbing: T1: 25%

              3. Internal Plaster: T1: -5%, T2: 10%, T3: -5%, T7: 10%

              4. External Plaster: T1: 5%, T2: 10%


              Is it the same Mr Ajit Kumar who is giving new golis on national TV now ?



              Look at the track record of his past promises.

                UP-Rera confirmed that Knights Court has 312 flats, which would require Rs 145 crore for construction. JAL has offered Rs 12 crore for initial funding and the recoverable amount from buyers is Rs 103 crore.

                NOIDA: The homebuyers of Wish Town’s Knights Court project are set to take charge of the completion of their flats after a series of negotiations with Jaiprakash Associates Limited (JAL).

                A joint agreement undersigned by the buyers’ association of Knights Court and JAL has been presented to UP-Rera and the regulator is all set to award the construction following formal approval by the Noida Authority. The Authority is likely to take it up for discussion this week.

                UP-Rera confirmed that Knights Court has 312 flats, which would require Rs 145 crore for construction. JAL has offered Rs 12 crore for initial funding and the recoverable amount from buyers is Rs 103 crore. The remaining Rs 30 crore and any other expense will be borne by JAL that will be coming on board as a contractor for the project in a similar manner as with Kalypso Court.

                The completion time of the flats in Knights Court will be 12 to 15 months. The project will be supervised by a monitoring committee of buyers, UP-Rera representatives and Noida Authority officials. The construction fund would be put together in an escrow account.

                “We have approved the proposal and the project will be awarded following a nod from the Noida Authority. There are four more projects stuck in Noida that will be awarded to buyers for construction in a similar manner,” Balvinder Kumar, UP-Rera member told TOI. The proposal is expected to be presented with the Noida board this week.

                A Rera official told TOI, “The initial fund will be invested by JAL and then buyers’ dues will be collected thereafter. The condition is that any expense over and above the estimate for completion of the project will have to be borne by the builder. Also, the basis of this contract emphasises that at no cost can work stop at any point and the project will have to be delivered on time.” The projects at Wish Town under JAL include Kalypso Court, Knights Court, Imperial, Pavillion Court and Pavillion Heights. All projects were delivered except Kalypso and Knights Court, for which the buyers themselves have now taken charge.

                  Construction work of Jaypee Greens Knight Court resumes

                  The total cost of completing the remaining work of this project comes to Rs. 145.5 crore out of which Rs. 40.85 crore will be contributed by the promoter and Rs 103.35 crore by the allottees.
                  NEW DELHI: More than 300 homebuyers of the project Jaypee Greens Knight Court of Jaiprakash Associates (JAL) will have a sigh of relief now as finally the construction work at the site of their project has resumed.

                  The total cost of completing the remaining work of this project comes to Rs. 145.5 crore out of which Rs. 40.85 crore will be contributed by the promoter and Rs 103.35 crore by the allottees.

                  The project will be completed now within 15 months which had been stalled since the year 2014 and the registration date of the project had lapsed in December 2020. The project is a multi-tower group housing development project located in Sector 128, Noida, district Gautam Buddh Nagar has eight towers and there are 310 allottees. Not more than 60% of the project work had been completed before it got stalled for a variety of reasons.

                  Rajive Kumar, chairman, UP-RERA said, "The Authority is hopeful that many stalled projects will be completed under this win-win partnership for both homebuyers and promoters."

                  Earlier on January 29, 2021 the Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) had ordered the promoter with the consent of the association of allottees of the project to undertake the completion of the remaining development to protect the interests of the allottees.

                  "Authority is in frequent touch with promoters and allottees of such projects. They may approach the Authority for guidance and working out an appropriate mechanism for their completion of such projects," said Balvinder Kumar, member, UP-RERA.

                  The Authority has decided to closely monitor the progress of this project through the ‘Project Advisory and Monitoring Committee’ established under the chairmanship of Kumar with CEO NOIDA, Finance Controller, Technical Advisor, NCR Conciliation Consultant, Consultant Project Management Division, concerned Bank/Financial Institution and the AOA as members. The committee will review the progress on monthly basis and report to the authority.

                  UP-RERA has undertaken close technical and financial study of such projects which are delayed or stalled for any reason and has been continuously exploring the possibility and devising an appropriate model to facilitate completion of such projects by taking both the promoter and the allottees on-board.
