Hi All,
I am new in property market. I have my own 3 floor home in delhi.
I want to purely invest for good return. I can invest only 10-12 lakh and rest I will go for loan.
I am too puzzled. Some suggest me for plot and some suggest me for flat.
I am looking yamuna expressway is best option.
But please all help me to come out from this dilemma.

    AFAIK Yamuna expressway projects will take long time min 10 years to give good return.

  • Instead of Yamuna Expressway you can Invest in Sector - Chi - 5 , Greater Noida , this sector is just next to yamuna expressway starting point . few projects are almost ready to move and few will take 2-3 years.
    Location wise its well connected with greater noida & yamuna expressway both.

    These are the few projects

    Nimbus Express Park 1 & 2
    Earthcon Casa Grande 1 & 2
    Amrapali Castle

    Rates are 3500 fr Ready To Move & 3000 for Under construction projects.

    This Location has Huge Potential as Investment Purpose.

    In current market situation it's always better to grab a distress deal from resale market.

    Purvanchal Royal City will take 2-3 years for possession and Purvanchal does not allow Resale in between so currently you will get 3800 - 3900 rate in fresh booking which is on higher end and unit location would be below average.

    ATS Dolce is Over Hyped and Over Priced , Possession time is 4 years and current rate is 4000 Plus. AVJ Heights which is just next project to ATS , where you can get good deal at 3500 and possession within 4 Months.

  • In PRC fresh booking rate 3450 for 1725 sqft 3 BHK in CLP. AI price comes close to 60 L in clp plan. Basically I am looking for 5 year investment period. Safe and sure return :)

  • BTW .. 3450 is BSP , Additional would be ... Lease Rent (Rs. 60 ) , Floor ( Rs. 50 ) , Park ( Rs.100 ) , Club ( 1 Lach ) , Service Tax ( Rs . 185 ) , IFMS ( Rs . 40 ) , That makes it Rs. 3900 A.I

    I beg to differ .. in the past 2 years Yamuna Expressway has seen zero appreciation & in some case ppl sold their property in lose.

    People who invested in Supertech Upcountry , Supertech Golf Country , Ajnara Paronama , Nimbus Golden Palm Village in last 2 years are unable to sell their units even in neck to neck rate.

    3 C Plots which were selling at 25 K to 24 K are now available at 22 K to 23 K.

    HDIL Plots , Oasis Plots and many others have 80 % unsold inventories.

    No Doubt Yamuna Expressway will shine like anything , but it will take at least 5 Years.
    Till than if someone has holding capacity without bothering about appreciation , should invest there.

    The best thing would be Invest some where else now and after getting good appreciation from it , Re- Invest in Yamuna expressway after 4 years.

  • ATS Allure is again Over hyped and Over Priced , What's the point to invest in a property which is available 3300 A.I & will give the possession after 4 years , when you can get ready to move in property 3500 A.I , 8 Km before ( Sector Chi - 5 ) in same road which has much better connectivity , location & Greater Noida touch also.

    Risk Part is always less in RTM property in compare to newly launched.

    Golgberg Ji .... I can suggest these few options for Investment.

    * Sector - 143 , most underrated sector with huge potential , deals are available 4300 - 4400 A.I psf

    * Greater Noida , about to RTM property available in Sector - Zeta , Chi - 5 , Omicrom 3500 A.I psf

    * Grab a distress deal in Noida Extension , good Builder and good Location 3000 A.I psf

    * For best Appreciation invest in 1 BHK units , percentage wise it will give u best return , 1 BHK Flats are available 22 to 30 Lach.

  • 10 years is huge time .... Huge time = huge risk , change of govt , change in economic equations , change in authority's policy , court verdicts , etc are big risk .... If you are brave heart yew is place for you…. for others main GN sectors are better choice.☺

  • YEW plots have Premium of 5K-7K depending upon location, direction and need of the buyer....Market is expected to go down further due to below reasons......

    Lot of issues in YEW plots:

    1. It is 100% sure that Authority will send letters for extra compensation to all plot owners to compensate farmers ....Same thing is already done in Greater Noida( letters received, payment done by many buyers)...In Gurgaon, plot owners have received 3rd letter of extra demand from plot owners ( more than 11K/sqyard).

    2. 100% completion would become mandatory even in YEW plots....after 3-4 years.

    3. Development has taken Gurgaon-Manesar-Bhiware route...YEW is flop show and will remain till SP is ruling.

    Would be well planned & will have good infrastructure .......but it has very less to do with property prices. GNoida( very good infra) & Gurgaon( very bad infra) has proved it. Demand is there where jobs are more/crime is less.
