Super area for same layout & rooms size varies for different Builders

    Please refer to the attachments for 3BR+3T+Study for the two running / proposed project in Noida. Wherein we can see differnt super area claimed by different builders for almost same layout and room size.

    Any idea - how to calculate super or built - up area?
    Attachments shows 1665 sq ft. for Ajnara Home121 and 1750 sq ft for Gardenia Golf City Sector 75 Noida.
    i.e. for same size flatyou have to pay ~ 2.5 - 3.0 L more to Gardenia than Ajnara.......there may be other builder whose flat's size is still lower.

    Sorry...No legal regulation yet in this regard !!

    Exent comparison...As it is clearly visible that in case of Gardenia they are charging around 6% more as super area than AGC 121 so effectively they are 6% costly than AGC 121 even rates are same. There is no regulation but one can see the difference by naked eyes before buying.

      This is visible in many plans when you compare carpet area of floor plan to the super area for which they are charging.

      Some is due to different styles of lifts, staicases, lobby etc.

      Some is just plain greed of the builder.
