Noida To Change Use Of SEZ Land

    Noida was planned and laid out to be a better planned city and was very well on its path till about 2007 when Master Plan 2021 was being followed.

    Electricity, Water, Sewage, Roads, etc were all laid as per Master Plans and expected population.

    Now that's being Completely Dumped to give Maximum Land Bank to Builders.

    On top of that Highest F.A.R is being offered and not to forget the easiest payment plans for land to builders (To be paid in 9 year instalments)

    This attracted the WORST builders and even made small time contractors and brokers to foray into the Business of being Builders.

    Now every tom dick and harry is a Builder in Noida region

    Contractors who couldn't even make decent Builder floors in Loni and Ghaziabad are now making 2000 flat Complex societies !!!

    Noida UC properties have now the WORST QUALITY issues cropping up...which people living in these societies will face

    - Thin walls
    - 9 Ft Ceilings
    - Use of Hollow Bricks
    - Worst Ratios of Facilities to number of residents
    - Worst Ratios of No. Car Parking to Number of Residents
    - Worst Ratios of No. of Lifts to Number of Flats
    - Highest Density Inside AND Outside the Society


    If this was Not enough.....there is MAJOR SUPPLY Coming up.

    People thought that Noida is Running out of Supply....but that's NOT THE CASE....

    AS DONE IN 2007-08....to Create Land Bank for Builders....Authority is Yet again going to do same Nonsense

    In Noida Today itself....The Number of Flats Under construction is FAR MORE than Total number of Ready to move houses available in Noida !!!!

    Meaning...The number of houses made in Noida from 1980 Till Now is LESS than Number of Flats which will be ready in next 4-5 years !!!!!

    And that's not all.....Sectors 4-5 Times the size of Sector 137+143+168 will be Now converted to Residential Very soon in similar locations on expressway!!!!!

    Reason .....Demand ????....NO WAY

    SP Govt is fully aware that 2017 they will be booted out and very much Like Mayawati ...who went out for Open Loot 2-3 years before 2012 state elections....Now ASY wants Maximum Loot before 2017 State elections.

    And while in BSP regime...Only Mayawati was CM....in SP..there was 3-4 CMs..who ALL WANT their share...

    I had mentioned on this forum Months back..that SP after their Loss in Gen.elections have Now decided to go for Max Loot....and that's possible from this Region mainly.

    The Plan is Unfolding already....and WILL be Implemented

    Majority People are Unable to Fathom the Consequences of such Issues.

    There will be a MASSIVE load on infrastructure....which was designed for low density residentials.


    All the SEZ Land is potentially Useless for the U.P Babus and Netas...as its gives them NO COMMISSION.

    No Industry, MNC will Pay lot of commission to them for allotment...infact in return will ask for incentives and better infrastructure.

    On the other hand...Builders will pay 15% commission (Standard rate since 2007) plus not bother about Infrastructure on Ground....For them the CEO talking Nonsense after board meetings Proposing Metro to IGI, Metro all around Noida..etc etc etc etc...ON PAPER is enough...Not to forget Full allowance to misuse all Norms and Buy Additional "Under the Table" F.A.R....Which allows them upto F.A.R of 4.5 !!!!!!!!

          Lets come to specifics instead of writing long subjective posts and misleading people:
          What options do people have if they what to buy a property in Delhi NCR........Delhi/Gurgaon is out of budget.......Gaziabad/Faridabad dont want......Noida is the only option left in the budget for most people.

          If not Noida where do people go who are playing with a budget of 50 lakhs to 1cr for under construction/rtm property in Delhi NCR......

          some rare options which are suggested above here are very few and cannot satisfy needs of thousands of buyers and also those who are looking at more organised living in societies near Delhi.

          So instead of highlighting only problems.....it would be better to come up with solid options and solutions if u really what to help people on this forum and show ur knowledge and point of view.

          - Please list 5 options of DECENT rtm properties in Delhi for around 1 crore according to you?
          - Please list 10 options of rtm properties in Noida in around 1 crore according to you?
          - Please list 10 options of best under construction projects in Noida between 50 Lakh- 1 Crore according to you?

          This will be of great help to all and may prove your point or otherwise.....cheers.

            If you are living in India then there is no utopia around. High density in Noida is a reality. Same reality (or worse) going to be there in all the up coming cities (e.g Ghaziabad, Gurgaon etc). Land availability is low and prices of land have sky-rocketed. Builders will not spare even inch of land. If you are living in India then you have to adjust/compromise on things unless you are living in Govt bungalows in Lutyens delhi. So called posh areas in Delhi (e.g. Defence Colony, Lajpat nagar etc have massive foul smelling drain running thru them). South Extension has one of the worst kept shamshan ghat right in the middle. Those who are living in 5 KM radius of AIIMS/Safdarjang ... have to battle dengue and other break outs every year because sewerage lines are infected with serious disease carrrying bacteria. Those who live in vasant vihar ... have to endure count less aeroplanes landing or take off right on top of their head.


            Every area has its shortcoming and benefits. You have to do analysis ... what you can bear or what you can not.

            If one is looking for less density then he/she has to look for colonies planned in 70-80-90 but they have their own issues too e.g. lack of parking space etc

            There is no panacea.

            Lets stay +ve. There are issues in Noida we all are aware of ... but their is no other utopia worth considering.

              Fundamentally.. I agree everything

              My observation:

              These new apartments will see occupants who will mostly shift from noida(rent) to noida (owner or rent)

              Displacement from outside will be less, say from Delhi or other NCR regions, and that too will be need based (which organically would have with or w/o new apartments)

              Therefore I doubt the population and the impact on Infra to be will be as catastrophic!

                Noida societies Lack Major QUALITY issues BOTH inside and Outside the Society.
                AT LEAST people in even Old societies of Noida itself have DECENT quality INSIDE their flats. The High Density concrete jungles on offer by Builders Don't even offer that.

                I fail to understand how 150 familes will share 2 lifts
                How 4000 families will have 3-4 Pools
                How Flats with 9 ft ceiling and Hollow Bricks be of any good to anyone ???

                If someone has no option but to live in Noida...then also they have FAR BETTER options in RTM units in Noida itself.

                25% loading at 6500 psf...Low density...in Developed sector of Noida is available...One Gentleman posted it yesterday Only.

                Its far better than High density concrete jungles with 35%-40% loading at 5500 psf...in undeveloped sectors

                  1000 sq.ft flat with 40% loading at 5500 psf is CHEAPER than 1000 sq.ft flat with 20% Loading at 7000 psf ?????????

                  People living in 1000 sq.ft....650 sq.ft carpet area flats will pay Rs.3000 per month for Crumbling Societies and then realise they are stuck !!!!

                  1. 2 bhk Unit in Mayur Vihar is anywhere between 75 lakhs to 90 lakhs. It can be expanded to 3 bhk EASILY. Has Good water supply and 24 hrs Govt. supplied electricity.
                  Metro at doorstep and each and every facility at walking distance
                  One can even survive easily and comfortably WITHOUT A CAR.
                  15% loading

                  2. 2 Bhk Duplex in Sarita Vihar....1.2 crores...can be expanded to 4 BHK.
                  15% loading

                  3. Builder Floors in Vaishali and Kaushambi..
                  15-20% loading

                  4. Main Noida - Army sectors...Low rise..Rtm...expandable...best location....metro at doorstep....15-20% loading

                  5. Under construction in Noida ?????....NOT EVEN A SINGLE PROJECT RECOMMENDED....if at all someone is so much desperate for UC for some ODD REASON....the Purvanchal Royal Park....Jaypee Plots....are my ONLY RECOMMENDATIONS in Noida





                  THE PROBLEM IS THAT PEOPLE CASUALLY SEE THE "SUPER AREA" AND COST PSF AND IGNORE THE MOST IMPORTANT FACTOR OF "LOADING"

                  ITS SHOCKING !!!

                  AND THEN LATER COME AND SAY....WE SAW THE UC FLAT BUT SIZE IS SMALL...

                  Arrey Guru....Loading ka funda abhi tak samajh nahin aaya kya ?????

                  Rs.8500 psf of carpet area

                  1000 sq.ft....20% loading....800 sq.ft carpet....70 lakhs...effective rate...Rs.8750 psf

                    Lets say...that Upar waley ki dua se...I am not living in a Concrete Jungle with 9 ft ceiling , hollow bricks....thin walls...don't share a lift with 100 families...and most certainly don't have to buy 2 lakh car park for additional car ...nor pay Rs.4000 per month to share a pool with 1000 families

                    PS: Majority of Junta in NCR..incl...RTM Noida.. enjoys this...Unfortunately...High density concrete jungles of Noida will Not....and they will be an exception in NCR.
