Looking for 153 Sq.yd. plot in Kensington ph-2 sec-131 noida for my personel use. Please tell me your view and what is the best market price for it? Please suggest me as I am new to this property market.

I am getting around bsp 41000/sq.yd.

    Did you bought the plot at kensington-II?

    I believe this is a good price (BSP) for corner plot....is this a rate for normal plot or corner/park facing plot?

    I belive this will be good investment in the long run. I am also pretty new to this forum and real-estate marked, Experts at this forum can provide more useful suggestions/comments.

    The price is fine if you are looking for corner plot. However, you can get it at 40700 to 40600. For normal plots the price will be around 39,100.

    I would recommend to book something like next to corner or park if you are concerned about price that much.

    I have dropped the idea of plot as it is coming too costly. That rate was for the normal plot but if we did bargaining then they would have made it less . I am sure.

    Any one booked it?

    Park facing # 48000/sqyd
    Normal # 45000/sqyd

  • The rate is 43K for a 153 sq yds NE plot before bargaining.
    The bigger plots are fewer in number and command higher price.

    Rates have increased quiet a bit now. Plots are quoting for more than Rs 53,000 / Sq Yd now.

    Agree; despite of lot of developments/events being going on in this region, politics will play a vital role. Jaypee will be hugely impacted due to political changes. It will turn into their favor if BMW will win the elections and retain to CM seat.

    Still there's an upside left. Watch it go to 75000 / sq yeard within a year. This is still a strong buy even at these levels.
