This thread is dedicated for the maintenance charged by different societies of noida.
Plz include everything like club charge, constant power charge, dg set charge, water/sewage charge, common area electricty, service tax etc.

Plz also post the power back-up charge also i.e charge per unit consumption of back-up power.

    Avg size of flat...1200 sq.....
    psf average Rate....Rs.3 psf (All inclusive) per month
    2000 Flats
    Per flat gives 3500 pm
    Every Month HAFTA COLLECTED :)

    3500 x 2000 = Rs. 70 Lakhs PER MONTH

    This is BARE MINIMUM

    Other Commissions NOT included :)

    Logically speaking High density societies SHOULD HAVE lower Maintenance charges...

    But in Naveda....Builders give a Hoot

    In low density societies...1 tower....25-50 flats ...2 guards
    High Density.....1 tower...100-150 flats.....STILL 2 guards :)

    In Low density societies....1 tower....25 - 50 flats....2 Lifts.....
    In High Density societies....1 tower....25-50 flats....2 lifts...
    Number of Lifts didnt Multiply....but maintenance charges or HAFTA picked up did :)

    Do ask your Builder about ALL INCLUSIVE RATES.......
    which has service charges, insurance, sinking fund, club charges etc etc etc etc


    I HAD TOLD ABOUT THIS 2 YEARS BACK.........Rates will be around Rs.3 psf Per month (all inclusive)


    ALSO...REMEMBER....Loading Factor comes in ONCE AGAIN in the LOOT

    1000 sq.ft flat Super area....20% loading....800 sq.ft Carpet....Maintenance...will be as per Super area

    NOW THE BIG QUESTION......With Such a BIG MEATY PIE AT STAKE......Builder Kab tak LOOTEGA ?????

    3-5 Yrs Max.....

    Reason ?????

    Initial 5 years...there is HARDLY any breakdowns...and much of machinery is under warranty / guarantee

    Builder will EXTRACT maximum....but Invest Minimum .....easy money :)

    After 3-5 years...Once breakdown happens....problems come up.....thats when THEY WOULD EXIT ....Ab to UP Appartment Act is supporting them also .......Builder HAS TO EXIT......Its Paancho ungliyan ghee main and sarr kadhayee main...for Builders

    Enjoy


    PS: Builder Lobby is very clear about this......They have a range at which they will operate....On builder cannot ask for Rs.1 psf...and another Rs.4 psf
    As i said before....For a MIG society....expect Approx Rs.3 psf per month...as Average

  • Maintenance charges doesn't include only per sqft charge only. I know societies who charges exceptionally high water charges compare to authority rate, electricity loss (!!!) charges, sinking fund etc. DG backup charges are now upto 20 Rs/unit even for highrise apartments where really it cannot be more than 9 to 10 Rs/Unit in reality.

    AND after paying excessive everywhere, still the best thing you will always hear is that RWA's doesn't have funds in their accounts for regular painting, taking care of seepage by changing pipes in common area etc.
    Another worst part I have seen is that even after paying such a hefty monthly maintenance charges, still you need to pay for any issues attended by RWA appointed plumbers, electricians etc.
