UP govt is coming with affordable housing scheme in UP. This will have huge impact on Noida RE market as supply of low cost 15L-30L priced housing will further pressure prices of unsold inventory and make noida affordable of many. This will impact GN, GNE.

Impact of such scheme can be seen in GGN, where plots/regual apts price have started slipping down. property prices in GGN is falling faster that one can find a buyer these days.

    If possible, TRY to get into RTM over next 6 months in Noida in Rs 5000-6000 AI psf range.
    Otherwise you will be kept on waiting on crash of real estate market for next 10 years ... in desperation you will buy in pilkhua or hapur in 5000/6000 psf ... 5 years down the line.

    Cost of construction (including land cost/licenses(read corruption money etc) is around Rs 4000-5000 psf for multi story apartment these days. do not miss rtm opportunity in 2015

    How come apartments are available and new launches happening in tier 2 cities for ~3000- 3500? Even in greater noida where there is much construction left, apartments are available for ~3200-3500.

    We are talking about Noida - Land got acquired by builders at dirt cheap rates (Only Rs 10k psm) payable over ten years .... Thats why they launched apartments in Noida at Rs 2800 AI - 4000 AI in 2008-10. Current circle rates are anywhere between 50k psm-80k psm while registering.

    Greater Noida/Crossing Republic/YE etc will remain depressed till Noida and Noida Extension are filled to the capacity ... (they are 2025 stories) - no wonder they are available at discounts and will remain discounted for coming 7/8 years.

    Everyone following RE knows, most of land is already bought at rock-bottom rates way back in 2007-2010 whether be it Delhi, Noida, GGN.
