Things to Watch Out For Quality of Construction of a Building

  • Things to Watch Out For Quality of Construction of a Building

    I hear many stories from people who booked an apartment that turned out to have a very bad quality of construction once it was delivered by the developer. I’m not a technical expert; how can I make sure a building will be delivered with sound quality of construction? What are the things to watch out for related to construction quality?

    Nikkier, we cannot judge any building at the start. As every builder has a sample showcase flat which he constructs to its best and as the time passes in the real time scenario we see the actual picture which is not as smart looking as sample flat

    Or you can go by the image of the builder how are his previous projects and judge it

      You find out about the quality of clothes after wearing them and then washing them for a few times. All clothes look great in the showcase in a shopping mall.

      Similarly you find out about the real quality of construction after living in a flat for a few years.

      Problems like poor quality of pipes used for plumbing that corrode after a few years, leading to seepage, become visible only after a few years. These problems are not easy or cheap to fix either.

        If you want to be sure about quality, buy RTM where people have lived for at-least 3 to 5 years. As already mentioned in above post, really hard to judge the under construction projects quality.

          And during these 4-5 years, there must be some heavy natural calamities have come and a building has faced the same and sustain these as well.......

            Yes, It's hard to tell real quality unless you live there for few years.

            Most of projects in Noida are getting RTM but builders are very clever showing the Club, decorative part, facades, fancy lights etc... However they lack basic space to cater so many apartments and long term issues like hidden faults like water logging, parking, maintenance etc..

            Builder past record plus a site visit with good understanding does help!

                As everyone said before - its is certainly difficult to check for quality of construction after a construction is done, however you can assess the following:

                1. Look at seepage and/or cracks on walls (i have seen some new constructions have them)
                2. Check for uneven flooring/tiling or kitchen slab. You can roll a pearl to check this.
                3. Carefully look at the feel of fittings and fixtures - open and shut to check for creaky doors and windows, loose knobs, paint and plaster quality etc
                4. Ask for cement and sand ratio/ grade of cement (of course you can only ask them)
                5. Ask if they will let you try to drive a nail into the wall - it shouldn't be too easy in a good construction. Wall thickness is also very imp.
                6. Try shaking railings of the staircase/balcony with hand, check their height
                7. Ask them details of wiring
                8. You can ask them to show you soil testing report and concrete mix certification or any other third party certification that builder may have got.

                Even if you are buying in a rtm tower, do visit their construction tower - that should also give u some idea.

                  Valid points. Also, if the builder has increased the number of floors after contruction of basement, the foundation may have been built only for the number of floors approved earlier, and not the increased number of floors
