Past week NA launched new scheme for group houisng in Sec-143,143B & 168. Already New projects launched in Sec-78 & 77 are offering 2BR (1100 Sqft ) at less than 30 lakhs (around 2600-2800 BSP) . Few IREF members who have purchased in previous projects around 34-36 Lakhs (2950-3000 bsp) are worried lot & feeling little cheated bcos of this over supply at Lower Rate.

As simple rule,
Land Rate + Construction Cost + Bribe + Builder's Profit = Flat Cost

Now as Land rates in Noida Extn is lesser than Noida, so prices are less. But as land auction rates in Noida are nearly same everywhere. So Big Question is where will Builder who is offering Flats at lower price will compromise.

Construction Quality or his own profit??
Will he sell more flats per acre???
will he induce new towers later ???
Average facilities & Normal layouts??
Ratio of Super Area & Carpet area ??

    Most of the builders are already having multiple projects in noida/Gnoida.
    I am even doubting that if any one will bid for it.

    You can be sure of one thing. No builder is in business to do some Karsewa for us. If they dont get any profits, they might as well stop the project and sell the land. Not getting the desired per sq ft rate is precisely the reason 3C has added floors in Penache. some other builders are adding full towers. so there are always strings attached to these prices. My guess is the first casualty in these cheap projects is going to be the quality of construction.

    And GOD forbid if Noida authority does not get bids for their offered land. That will send very bad signal to the big investors financing these builders. and ppl will try to rush out the first available door.
