    Godrej Properties is soon coming up with a new and most awaited prelaunch project in Noida.The residential project will come up on a 20-25 acre land parcel which is located in Sector 150, Noida. Godrej Properties has signed a joint development agreement (JDA) with Noida-based Logix Group to develop

Godrej Properties Ltd is keen on entering the Noida real estate market and is looking for a partner to develop a housing project, according to a top official at the company. The real estate arm of the Godrej group is developing 3 premium housing projects in Gurgaon in joint venture with land owners and has already tied up for a residential project in Okhla, Delhi.

    There is absolutely NO REASON Left to enter UC property market in Noida-Gnoida region...

    Even if Donald Trump launches a project, this region REMAINS Oversupplied In a Huge way.

    This Noida Flat market was evidently dying way back in Late 2012s....And right now people can see it in shambles

    If Sector 150 prices HYPOTHETICALLY Shoot up due to some divine intervention...then Pari Chowk region anyday will Gain Much more...and by that simple Logic....Its far better to buy in Main Greater Noid RTM ONLY...than any UC in such Far off sectors of 150

    I had warned people about this sector long time back....This sectors has ONLY ONE POSITIVE...It will act as a FEEDER of "Decent Gentry"to Greater Noida commercials....Other than that...This sector is absolute waste to buy

    If anyone still interested to Buy in this Region...the ONLY options are:

    1. Land in Noida expressway
    2. Land Around Pari Chowk ONLY....ONLY Around Pari chowk
    3. RTM Low density Fully ready Flats Around Pari Chowk ONLY.....ONLY Around Pari Chowk
    4. ONLY GF, Visible, With ample parking and easy access..Commercial Shops in HIGH Density sectors

    Other than that....Nothing is recommended in this region.....Better to Live on rent and move as and when society infra collapses...and MARK MY WORDS....these concrete jungles will face the BIGGEST problems of maintenance etc etc etc..EVER WITNESSED in Noida region.

      You keep Ranting Sector 150 is greater Noida. By that LOGIC :

      1. Sector 15 A/ Sector 14 is Mayur Vihar or New Ashok Nagar and it is not a decent place to live.
      2. Sector 55 , Sector 12 should be Kondli and pricing should same as those in KONDLI.

      For end use , in todays condition i would definitely look at ATS & Godrej as Options.
      Look at 2 flats each floor - where do you get this in Noida these days ?
      720 flats in 18 acres .

        Last month I was in this area visiting Pristine and came to know that Godrej and Tata have land parcels here. So it true now!.

          1. Sector 150 Borders Greater Noida MOKSHDHAM (Shamshan Ghat)...and On other side is Hindon river bed....Also has High tension Wires...
          Compare it to Pari chowk...which has No LIG, MIG society at all...It has the BAAP of all Luxury Projects.."Jaypee Wishtown" Ready...has NRI city, another VIP sector, has Expo mart, Gymkhanas and Commercials.

          If you compare Greater Noida Pari chowk region to sector 150...Sector 150 is far behind in all aspects


          2. Greater Noida as a city is FAR BETTER Developed than Noida...Its far more Green...and Is far well planned than any sector of Noida...The ONLY REASON...I repeat the ONLY REASON why its shunned by Buyers is because of DISTANCE.

          So Mr.Deewar untill Unless noida sector 150 has some special Super highway connecting it to rest of Noida, Delhi...Till then it shall remain the FARTHEST and MOST ISOLATED sector of Noida


          3. Infact Whenever Gnoida develops, Sector 150 will Not even benefit from it...as It has land parcel in between which CANNOT be developed...
          So for future residents of Noida 150....Not only Noida remains FAR (Like Gnoida)...But also Greater Noida remains FAR


          4. Look at the condition of sector 121 noida...the battering its got from Noida extension and soon u will see sector 78 witnessing a Drop in demand because of upcming bridge at sector1


          5. Its not Noida vs Ghaziabad..where Gzb loses out because of its terrible infra and Authority.....Greater Noida authority has not only developed but also maintained Gnoida much better than Noida authority...The DISTANCE FACTOR has been the Biggest issue for Gnoida...


          6. This DISTANCE Factor remains Constant for Sector 150 and Greater Noida Main....And thats why these areas remain behind SECTORS CLOSER TO NOIDA in terms of demand and also appreciation.

          7. Buying in UC ATS is a Blunder....Rates psf of carpet area are Much higher...and location is Bad....ATS PARADISO is a FAR BETTER option..with rates , and above all LOADING much better

          8. Godrej ????.....Who bothers....Collabration with a builder like Logix ??...Its nothing special.....People have a short term memory.....DO PEOPLE FORGET WHAT "So called"Reputed Buidlers like EROS AND PATEL did in Noida extension ????

          9. Having a 80 storey high Building in that sector is more of a setback than a positive...as its a Building which will take years to complete and with the background of BRYS will come out to be a joke......

          10. My opinion......DONOT BUY ANYTHING IN SECTOR 150 NOIDA....Its a sham....
          If one is ok with such an isolated and far off location....THEN GO FOR RTM FLATS IN GREATER NOIDA MAIN.....Societies like ATS paradiso, Nri city, stellar icon are TOP CLASS, VALUE FOR MONEY AND LOWEST DENSITY SOCIETIS IN ENTIRE NCR

          And if one has a budget of 1.5 crore ...then BAAP of all luxury projects..Jaypee Wishtown greater Noida has RTM options...


          These "PROPOSED"Low density sectors by Auhtorty are an eyewash...ALREADY SO MANY SOCIETIES have been launched in that sector...

          F.A.R also will increase slowly BUT SURELY

          Loading is HIGH


          Not at all worth

                1. Is the land owner godrej or only developer

                2. Location of sector 150 is NOT AT ALL RECOMMENDED.....Its for all practical reasons Greater noida and ONCE AGAIN...the ONLY Reason why People Avoid Gnoida is because of DISTANCE.....Its a far better maintained and planned region compared to noida and has a better authority RELATIVELY speaking when it comes to maintenance and upkeep..

                This sector has same issues...DISTANCE....It should NOT be considered...Better to buy in Main gnoida around pari chowk

                3. Builders entering Residential has little or no effect....the region will develop when prominent COMMERCIAL OFFICE players start coming in....builders who have a Good record of Leasing OFFICES in the region


                In my opinion...

                Not even worth a look.....


                RUN AWAY the moment you hear UNDER CONSTRUCTION...its A BIG NO...A HUGE NO...IN this region

                  Hi everyone ! Got a call from chanel partners of godrej.they offered 4700 bsp +edc/idc.I agree its a reputed builder but isn't the price too much for that area when you have properties available at lower price in greater noida just few kms away.plz advice....

                    BTW... for the same price almost they are giving Villas nearby in greater noida. 100 sq yard villa (2300-2400) sq feet at 1.2 CR

                  Its slightly high, but there are three things

                  1. Location is sector 150, its a low density sector --> quality of life would be significantly different here. It is also a sports bases sector
                  2. Brand and trust --> Only corporate brands are delivering the promised stuff these days
                  3. Quality of construction --> i have been evaluating property for myself, had invested in one of those. i have realized that, an extra 200 -500 on BSP is ok. if its a quality product. Most of the developers in NOIDA are providing sub standard quality with respect to weak plaster, poor wiring quality, lower load allocation etc. at the end, u end paying similar amount.
