Just came across a commercial project named - World Trade Tower, which will have an entry road from DND Expressway.

Googled about the project, but not much details are available. With such great connectivity from Delhi, can this be a good short term investment? Senior members please advice.

  • The rates shown on their website are 10,500 per sq. feet. But since the project is new, I am assuming there will be good discounts.

    Any member who has some more details... exact location isn't clear?

    I saw their kiosk at one of the property expo in NCR. Location is at the end of DND (towards Noida). the concept is a 5 start hotel, office space starting from 900 sqft ... price is nego as per what i heard from their executive.
    its still in prelaunch and hence u can expect good price. the builder is electrotherm based in ahmedabad . they are in metal business for last 3 decades. looks like a good option.minimum price starts from around 80 Lacs.

    Please advice if one was to evaluate this project and World Trade Tower, which would be a better investment decision & yield better returns within a shorter duration?

    Pros - WTT
    -Location seems better.
    -5 star hotel in same complex.
    -One of the tallest building of Noida, 30 floors +
    -Seems to be a grand affair and will be comparable to WTT of countries.
    Cons-WTT
    -Minimum price is 80L +
    -Builder is not having a lot of experience
    -Only Office space for sale.

    Pros-Landmark
    -Retail and office both for sale so more options
    -Starting price 50L , more affordable

    Cons-Landmark
    -Just another Commercial complex
    -Location could be congested
    -Price of office space is a bit high(Maybe 12% return is the reason)

    My views-
    Buy an office space in WTT preferbly on higher floor
    Buy a retail space in Landmark on Ground floor

    Munish, Do you have any idea how much The Great India Palace ground floor was sold (psf) before launch ? And any recommendation for buying commercial retail/office in noida, noida extension, g. noida with its pros and cons.

    Yes HDFC, Axis bank etc give loans for commercial property. u need to visit the bank to see which properties are bankable.

    No idea abt GIP. but today a GF shop rental today is 120-150psf.

    U can look at new malls coming up in Noida. 2 have been discussed already, another one is JMD in sec 75, u can also look at Earth Sapphire in NE, Silver estate in Noida is another example.

  • If only I had 80L rupees just lying around, I would invest !

    Sounds like one of the best locations in NOIDA for an office.

    Banks will not lend you money in commercial space, by the way in current scenario. Even in 2006-2007, very few were doing so and rates were very high unlike housing loan.
