        They will come up with 3 bhk and 4 bhk . 1710 sqft to 2110 sqft. Heard somewhere. Not confirmed.

            ya me too looking 2bhk for investment purpose in sector-144 coz of sourrounding like institutional area and the best part is they have only land patch GH-03 for the residential purpose
            as i head dt total residential zone is of 25 acres. out of 17 acres is wth gulshan rest of the residential land is wth shantiniketan grop.
            hope both are launching premium project can any body give the pricing idea of both the projects.

              The average rate for sector 143 is around 4500 Ai so any prelaunch cannot be more than 4000 Ai. If they price more than 4k then it will be very hard for them to sell .although gul shan quality and timely construction is considered better then the average yet in these choppy conditions when overall sentiment is low they will have tough time to get investors if pricing is not kept attractive

                Pros -
                Sector is surrounded by institutions and currently 6000 employees are working in ozone buleward. And if possession wud be after 3-4 years that means after 4 years metro will be operational, fng wud b operation n ISBT wud be operational. And sector 145 is declared as SEZ.
                Cons. U can't believe these builders. I hope this type gulshan will not make shity crap like ikebana or will not start construction like bellina. They hv ample land so they Sud launch something called laxurious.

                    Launch Rates of UC should be 30% Less than RTM Rates of similar location.So if RTM is 5000 all incl. The Launch rate should NOT BE More than 3500 psf all incl.
                    If the Builder is NOT offering Less than 30% rates...then its USELESS TO BUY..and Irrespective of Builder, etc etc...IT SHOULD BE AVOIDED COMPLETELY

                    Loading should NOT BE More than 35% Max...


                    Buyer is KING in present RE market.....so should learn to behave like one.

                    Gone are the days when Flats were sold as "Affeem""...evenryone can see what was the RESULT of all that


                    REJECT if Builder is NOT Fair.....REJECT....

                    Dont give a lame excuse and fool yourself....by saying "Buildr yahi de rahi hai...to lena padega"
