  • Why dont the flat owners put in a cort case against the builder ?

    If all of them unite, dont think there is a choice for builder but to compensate ?

    We have seen the misery of people living in these type of holes, yeah I have to use this word now for such projects & hence we would not like to see anyone who comes on this forum to face these things, yet people like to buy at Bhugaon, Kharadi, Ravet......& then we become bears:bab (39):.

    Shame on Aditya Builder, being a such reputed builder they did this shit to buyers. I presume tankar water suppliers are also involved in this scam.

    In Pune, builders only care about one thing -- PROFITS..

    But, i dont totally blame the builders- its the govt and PMC which is largely responsible for the demise...

    I would really blame them first....builders are just a interface between US and THEM...

  • I don't understand why Aditya Garden city does not get water when some of the adjacent colonies (like Atul Nagar) have ample water supply.

    Also, there are PMC water tanks at Karve nagar/Warje on one side & at Chandni chowk (if I am not wrong) on the other. Still water problems for Garden city!! :bab (38):

    With increasing demand in luxury housing segment, luxurious tanker water demand is picking up. This is leading to water crisis for rest of residents of Pune who are not privileged enough to swallow hallowed tanker waters.

    I also remember some one complaining about very small parking space provided by builder where normal decent size car wont fit in. He probably made 3 parking's in place of 2 parking's.

    I have seen your posts (some of those really interesting) in this forum and was wondering how you got sucked up in this mess with this builder. May be when you booked here, we weren't that aware of the Pune RE facts.

    Apart from the misery Aditya's Garden City has given you, how is that area coming up and where do you see this area developing out to be lets say couple of years down the line? Also, I think you've given your place on rental here.. so howare the rentals in that area - furnished and Unfurnished?

  • I am not informed about Pune builders the way realacres, helmak, are. These guys are into the local real estate scene.

    I am more of a financial investments guy who can look at the investment from viability and appreciation angle. Even today, I dont know how Paranjape, MV, Rohan, Marvel, DSK operate.

    So bought this flat as an individual retail investor, looking at my affordability and appreciation potential in that area. The project, Garden City is a success, but the builder is a crook, spoiling his relations with existing customers by doing kameena giri.

    As for Warje, i feel Garden City is a good project, along with Atul nagar, Oval nest, etc. Infra is a huge problem still, guess it will take 2-3 more years to develop. So buy in this area only if you can afford to wait and watch for a couple of years.

  • Rentals are a financial disaster everywhere. a 35L flat gets net rent approx 8-9k per month to the owner. Higher end flats have lesser returns.

    Have given my flat unfurnished, to families only.

    You need to be a corporator to start water tanker business. 50% corporators are into tanker business. In PCMC may be 80%. Reason for insufficient water supply is tanker lobby.And you know who is controlling them ... water minister.
