Aditya's Garden City News (Marathi News Channel) is shocking incident for people looking for RE investment in Pune. This is one of the BIG and so called Premium project by So called RELIABLE builder and there is ONLY water supply by TANKERS.     Yes, and you also need one more competancy of gundagiri to be a tanker supplier. All water tanker suppliers in pune are corporator + gundas.
    Kharadi , Viman nagar are most affected areas.

    Can you elaborate what sort of fighting residents are carrying out against him?

    One more thing i am trying to find out is the constro going on opposite Garden city (other side of road) since initially i had heard that it belonged to Kakade's who wanted to build a mall but then recovered by Navale's and a school (symbiosis) is being constructed.Someone other said its going to be a polytechnic.Not able to find details.

  • Aditya Garden City is again in news for no water suppy from PMC. People are paying laks of amount for water per month.
    How come Aditya builder sold all flats wihtout PMC water supply even there is no bor well supply. People are really crazy who buy this kind of so called "posh" property 3500+psf.
    So net net is first: buy property in such high rate from so called "reputed builder", second: pay thousands for water tanker so called "posh" society, third: pay thousands as maintenance charges.
    Sad part is buyers are still keep on buying property without varifying the things and paying exorbitent rates to builders.
    As long as buyers are not unite these crook builders are going

    Its not the builder you are fighting against, it is the PMC+Pawar+NCP = Govt, one needs really strong lawyers and need to present the case in Mumbai High Court, as well as Supreme Court, if required.

    I started a thread while ago asking for experience in living in a society which doesn't have borewell as well as PMC supply. Can you please share is the experience of residents in such a society different from those who have borewell/PMC/both? If yes how?

    What challenge do resident of such society have to face?

    If there is no borewell or PMC water connection, then it simply means there will be no water. Now only if someone is a mosquito, then he can buy here, if there are humans, then I suggest rent a shop nearby & start selling water....in 1 years time, you can buy a flat in this society with 100% downpayment:D.

    If there is no boarewell & PMC water then they have to tttally depend on water tanker. Each water tanker cost 400/- to 600/- depends upon season. 24 water supply need one tanker for 20 houses. So per house it takes around 20 to 30 rupees for daily water need. So monthy extra cost of 600 to 900/-. Again tanker water quality is always a question if want to use for drinking.

    There is a PMC line in place for Aditya Garden City. This was discovered by the residents (including senior & old members of the Scty) just 2-3 days back.
    One of my colleagues stays there on rent...& he told that everyone was surprised to see PMC water coming in from a pipeline...which nobody knew about. Surprising but true. Everyone was infact trying to figure out from which pipe the water is coming by turning off & on few taps. :bab (59):

    Hope AGC will get PMC water soon.:bab (38): but only PMC water is sometimes not sufficient if society is large so there should be borewell as well to compensate the deficiency.

    Residents of Aditya Garden housing complex in Warje have decided to move the consumer court against their builder, SB Kataria, for failing to honour his commitment as per a 'water affidavit' filed with the PMC.

    Ever since they came to reside at this complex of 1,200 apartments about three years ago, the residents have been dependent on water tankers and have not been getting adequate water supply from the PMC in spite of paying water tax. The housing society's expenditure on water tankers has now risen to an astounding Rs1.5 crore annually.

    Residents Pravin Dhakane and Aditya Sarpotdar said the builder kept them in the dark about the affidavit submitted by him to the PMC, taking responsibility for supplying water to the complex. They are, therefore, planning to move the consumer court against the Kataria and file a cheating case against him.

    The PMC water supply amounts to barely 30,000 litres per day, as against the society's requirement of nearly 1.80 lakh litres per day. The residents are thus forced to depend on water tankers. "The cost of water works out to Rs800 per tanker. Everyday our housing complex needs about 14 water tankers and the daily bill amounts to Rs10,000. The water demand shoots up during festivals," Dhakane said.

    Residents said they discovered the 'water affidavit' after repeatedly complaining to the PMC. They said, the builder has been refusing to allow the formation of a housing society till the residents agree to take responsibility for water supply.

    Apartment owners also alleged that the developer had not provided all amenities, as promised. They said that since the PMC had given its approval for the society and they were paying water tax regularly, it was the municipality's responsibility to ensure proper water supply.

    Resident Sakshi Mahale said, "Though we are paying water tax, the society is not getting enough water. There are no separate tanks for the PMC water and water from the tankers. Both waters mix in one common tank. There is doubt about the quality of water from the tankers."

    Meanwhile, the PMC on August 10 issued a 'stop work' order to Kataria and architect Dilip Kale. The builder and architect had submitted an affidavit to the PMC stating that they would take responsibility of water supply in the project.

    The affidavit was submitted while seeking the PMC's sanction for their plan. Since they have defaulted on their promise, the building control department has issued the 'stop work' order, preventing them from proceeding on ongoing construction activity in the complex.
