Hi All,

I have booked a top floor flat in Rahul Park warje.

I heard from lot of people that top floor flats normally have Leakage problems and heat problem.

How much these problems are true with recent new constructions?
Does any one has experience with Rahul constructions top floor flats i rahul park or some other construction.

    Also check about service tax. If the completion certificate is not there, service tax needs to be paid.

    Builders put this in a fine print "VAT and service tax as applicable need to be paid extra"

    Yep & if this is present then you pay 3700+3.575% extra which means your real price/sq ft turns out to be about 3840/sq ft!!

  • I have checked with builder. HE had the completion certificate allready.

    So I don't need to pay service tax and vat.

    Why not VAT ( 1%) ? It has nothing to do with completion certificate.

  • Leakage is always a problem for top floors. In my building in Mumbai there is constant work on to fix the leaks.

  • Ya let's see what happens related to leakage? May be your mumbai building is an old construction.

    May be I have to pay VAT, but no need to pay service tax thats sure.

    Still I have saved on Service tax.

    If CC is there, you need not pay ST but VAT of 1% on agreement value will be there irrespective of the constro status. However, check if the builder can pay from his own pocket, it would just mean a discount of 1% to you;).

    Hi Gharpune - Regards the problem with heat in a top floor flat:
    One of my friends lined the entire ceiling with thermacole & also did a POP (plaster of paris) false ceiling 3" or 4" below this. He says the results are amazing - hardly any heat gain from roof slab to room below. (The POP contractor suggested this & also did the entire job). Maybe you can try this?

  • Hi gharpune, since you are getting immediate possesion maybe you can give feed back on the heat problems you actually face/dont face? This topic was much discussed in NOIDA forum and actual user input was lacking - only speculation

    Has any body have a good solution for leakage problem. This will help the boarders.

    Most of the leakages take place due to poor slopes & poor plastering (hardly anyone puts up tiles on the terrace). If the slope is properly directed towards the drain, the leakage reduces coz the water doesn't stay too long & doesn't seep in directly either.

    If it still persists, use Dr. Fixit. It has to be applied on the terrace where leakage is present.

    Yes, proper slopes on terrace reduces leakages to a great extent. I have done this on my own house last year. Just provided good slop on the terrace with sand and cement mix (called "KOBA" in local language). Water does not stop anywhere on the terrace and so there is no leakage problem. The terrace surface is also smooth. So no need for tiles too.
