    Which civic infrastructure he is talking about ? The cemented road that too work is still going on and hopefully in next 5 yrs it will be completed:o
    Inside roads are not developed properly. If u go by PAN Card club road, all reality of Baner opens out. What happened in heavy rain, water blockage everywhere. Water is flowing through roads since no propert drainage system in place. Many society need to purchase water tanker in summer since there is not ground water and PMC water supply is not sufficient.

    I think Vijay is referring to Gera Regents Park, Baner coz it is the only project which has duplex & split-level flats. But before selling this, I think the builder needs to learn from the woes of Emerald City here.

    Btw, what happened to Gera Skyville, Kharadi thread? Here too something was posted & then missed. Same goes with DSK as well.

    *PS:- I don't know whether these are indeed builders' representatives or RE agents hired by builder or some investor. Whatever, he is no buyer for sure.

    Thats because in reality, sales are very very down. Buyers can not come back to market unless there is a price decrease to reasonable levels.

    Absolutely agree with u. These builders should understand that in last 5 yrs they have increased property prices by 350% due to demand and they think it will rise endlessly. Even construction cost not increased by 350% but these greedy and crook builders took advantage of the situation and unnecessarily increased the property rate to an unaffordable extent.
    Now people become more thinkful while taking big-big housing loans because many have burnt their hands during recession when they could not pay hefty EMI.
    Pune is not like Mumbai where there is a land crunch and price increases endlessly. If Baner becomes crowded place then people will move to bit far and look for affordable prices.
