Well Most developers in Pune never deliver what they promised at the time of sale. Some don’t even delivery even 2 yrs of promised completion date. But then there are some projects/ developers who have delivered as promised. We should give credit to those developers’ who have gone out of the way and have built some quality houses in Pune.

I would Paranjape has done good job in Aundh.

    नागरिकांच्या जीवावर बेतणारी निकृष्ट दर्जाची बांधकामे करणाऱ्या बिल्डरांना चाप बसावा, यासाठी मुंबई महानगरपालिकेने अधिनियमांचे पाऊल टाकण्याचा प्रयत्न केला खरा; मात्र राज्य सरकारच्या नगरविकास खात्याने त्यातील महत्त्वाची कलमेच वगळली असून त्यामुळे अशा बिल्डरांवर कारवाई करताना पालिकेचे हात बांधलेलेच राहतील, असे स्पष्ट झाले आहे.

    सहा वर्षांपूवीर् बोरिवलीतील 'लक्ष्मी छाया' इमारत कोसळून झालेल्या जीवितहानीनंतर इमारतींच्या देखभालीचा मुद्दा नव्याने चचेर्त आला. संबंधित बिल्डर अशा इमारतींच्या देखभालीत चालढकल करत असल्याचे पालिकेच्या निदर्शनास आले. देखभालीअभावी जुन्या इमारती कोसळतात, असा निष्कर्ष काढण्यात आला. या पार्श्वभूमीवर बिल्डरांना चाप लावण्यासाठी पालिका अधिनियमांत सुधारणा आवश्यक होती. सन २००४ मध्ये सुधारित अधिनियम राज्य सरकारकडे मंजुरीसाठी पाठवण्यात आले. सरकारने त्यावर मंजुरीची मोहोर उमटवली, पण नेमके वरील मुख्य दोन मुद्दे वगळून!

    इमारतीतील रहिवाशांसाठी स्ट्रक्चरल ऑडिट अनिवार्य, संबंधित बिल्डरला पालिकेकडे नोंदणी सक्तीची, देखभालीत कसर राहिल्यास बिल्डरवर फौजदारी कारवाई अशा विविध कलमांचा समावेश पालिकेने अधिनियमांत केला होता. सरकारच्या नगरविकास खात्याने अन्य कलमे मंजूर केली; मात्र बिल्डरची नोेंदणी आणि फौजदारी कारवाईसंदर्भात काहीच भाष्य केले नाही. ही दोन महत्त्वाची कलमे वगळून इतर कलमांना मंजुरी दिली. त्यामुळे भविष्यात इमारत दुर्घटना घडली तरी बिल्डरला हात लावण्याचे धाडस पालिकेला करता येणार नाही. आणि कारवाई होत नसल्याने इमारतींच्या देखभालीबाबत बिल्डर गांभीर्य दाखवतील, याची हमी कुणालाही देता येणार नाही, अशी स्थिती आहे

    Now, the Tatas and Godrejs, must of out of these, but for them, they are not getting into small schemes within the city, rather they are going in for bigger schemes out of the city - where the land prices are 100-300 Rs per sq feet, and then selling it for 2500-3000 Rs per sq feet kind of levels - making a cool 200-300% margin - for the Tata brand.

    To most builders in Pune now, the "high rates" stategy has back-fired as now the farmers/land owners are asking 1000-1500 rs per sq feet, and if we add the current builder margins in Pune - it goes upto 4000-7000 rs per feet -- which is UN-SALEABLE

    Hence, the builders have a huge built up inventory, not too much projects within city - people are not ready to LIVE 50 kms outside town, when they rent for 10K for 5K in town.

    All of this - has led to stagnation - in the prices and in the market - some incident will break it - Lets wait for that incident.!


    One of the good project by a RE corporate company is Sobha Carnation at NIBM road. The quality of construction is very good. Thier rate is comparatively high but if you are buying a house for 60 lc then we should give extra 1-2 lc for builder like Sobha Developers.

    BTW, I wonder if there is anything in this world called "reliable property dealers", you do not want to rely on any one other than yourself and your lawyer when buying property.

  • More than any builder, i think one builder deserves WORST BUILDER post more perfectly.This is MSR (Mind Space Realty) builder.
    I have booked flat in 2009(dec) in its MSR olive, Ambegaon Bk project (I guess I havnt checked my stars at the time or my bad luck wanted to smile at me).All things started going bad after the day.

    1.Possession :- Possession suppose to happen in mid 2011; actually building was having 4th slap ready when i booked this flat so it shouldnt take more than 1.5 years. But MSR given possession to me after 2012 July with incomplete work such as lift, garden/ameneties, improper finisheing in flat etc.

    2.Quality of construction:- Actually i shouldnt mention about this, even in dreams i was not expecting this kinda work quality.Poor POP finishing, very bad quality of tiles , Seepage issues,walls started getting creack in 6 months only.There are lots of like these.

    3.Promises made by builder:- Foget about promises, even he didnt comply to what is written in teh agrement.E.g flat was not having window grills , electric fitting, every work shows its poor quality and bad management.

    4.Water and other issues:- This was a bigget issue, still this society is not having 24 hr running water.I mean water is is running throgh sewage lines and gutters but its not throght water tap.

    More into this, builders representative first was not even listing to the problems, after that they started to threaten flat holders regareding several issues.So you all can imagine the customer service .
    Guys my appeal to all is always do some reasearch before taking your life long decision this decision will hamper your life if it gets wrong.In my situalion i have gone through all these.

    Many learned members have been warning from time to time to avoid U/C projects,but this advice was not seriously taken into account.The number of people who have now burnt their fingers by booking in Pre Launch e.g PRA Wagholi,Jade,this project and so many where possession had been indefinitely delayed is quite huge.

    In this case the recourse to legal action is the only way out.It will be educative for other people who read posts in this forum to know the progress of the case.

    Dear IREF members,

    I would like to get your help in this matter.

    Please can you suggest me according to each and everyone criteria/point of view the best 10 residential ready to move in societies to stay in Pune on a permanent basis.

    The main points to consider would be: no water issues, easy access to main roads, close distance to markets, schools, malls, banks and hospitals and not to get involved in daily high traffic issues. This should be a society that you would love to stay at, may be because you know someone staying there or may be because you have visited that place or you are staying there at present, or because of third parties reference.

    Budget will not be a matter but yes the availability of a 2BHK, I mean not societies with just 3 or 4 BHK on the same.

    I am planning to buy a property in Pune on my next visit for my retirement and as the city has grown immensely during the last 15 years there are many recently developed areas that might have a good living standard that I do not know.

    I know some people might go for Banear area, others for Koregaon Park and others for Camp, that is not an issue.
