Blue Ridge - 1BHK "Slim Fit" apartments launched today.

Some observations/queries I have:

1. Flat layout: No balcony, cramped internal space. Shared wall.
a. Some flats are actually "studio type". No closed bedroom.
b. Huge common passage, railway bogie like layout.
2. Who is the target buyer?
3. What will be the approx monthly maintenance?
4. As an investor:
a. Will there be any appreciation if any during resale?
b. What will be “in-hand” rent after maintenance & property tax?
5. 9 flats per floor, approx 20 floors/bldg, 5 buildings = 900 flats and Only one swimming pool & tennis court as amenities.

Looks like SRS (Slum rehab scheme) to me.

    As seen in Magarpatta, these 1 BHK suits best for IT people who has just started their careers. Also best suited for middle income group, who can afford less than 40L flat but at the same time can have luxury of Blue Ridge society.

    p.s. : I am not promoting, its just an observation.

    Also, I haven't seen any reply to realacre's query on the main forum of Blue Ridge, about proposed DP road. In particular, interested to know if any info about DP road connecting to Baner/Balewadi.

    40 lacs? Last year when I checked, the sales guy quoted 55lac fr the slim fit 1BHK (1 /bhk really??) ... have they brought down the price?

  • i bought a 2 bhk for 52 L in pimple S not so long ago... n 55 L for 1 bhk and that tooo in Hinjewadi .... :)
