Tata La Montana, Pune by TATA Housing Development Co Ltd has launched yet another project in Pune.

Does anyone know more info about this? I am a Kothrud resident, and never visited Talegaon.

From the google image on the site, I think it is close to Talegaon Rly Stn.

Ravi K mentions 1 BHK (614 sq ft) at 20.5 Lacs.

What are the current rates in Talegaon? Any idea about future development prospects there?

    Tata or no Tata, there has to be VFM involved. Though I like Tata Housing, I wouldn't buy at this rate in this area for sure. Having a premium for a brand name is welcome but then that premium should not be so high that one gives up the brand name to settle in better location for not so major brand.:bab (6):

    Don't know why Tata is behaving this way, did they have PBAP as their consultants?:D

    So its like Nanao & Indica commanding higher than Suzukis & Hondas cars coz Tata's name :D?

  • and BTW - Naiknavare's lake shore project in Talegaon is charging 2500/psf. Not sure why prices are "appreciating" in Talegaon all of a sudden. They were around 1800-2000/psf just months ago and nothing much has changed (no news flash about big projects, infrastructure projects in the area)...Wonder whats cooking?????

  • What is cooking is that builders have gone into "bheja fry" mode. If Nandan Prospera, end of Baner road, can quote 5600 psf, why not 3000 psf at Talegaon.

    The PROPOSED airport may continue to remain PROPOSED as Navi Mumbai airport will be done first.

    If you want for investment purpose only, why don't you look around Navi Mumbai?? Infact, if I had been a RE investor, I would have looked across the entire country where best returns could be available.

    Btw, investing in Talegaon as of now isn't good as many people have bought here from about 1600/sq ft & most buyers here are investors. So, when they will sell their flat, they can price it more competitively than yours. No doubt that the developer, Tata Housing is good but now, even Vascon is coming up with 50 acre mini-township at Talegaon + there are crap builders like Siddhivinayak & co. already present. To me, Talegaon is not good for investment for now as investors are more than buyers/end users & when this is the case, appreciation is slow.

    It would be a very bad Idea to buy their for investment.

    Its a far off location and except manufacturing industry no development will take place there.
    The builders are buying land there at dearth cheap rates as it is too far and quoting crazy prices.

    NO one will buy there and they will have to reduce prices by 50 %.
    Better by your own land at less than this quoted price.
