I came across this advertisement of Future Towers at Amanora.
Visited the website. Its very graphical & informative. Hows the deal here any idea. Is it a 99 year lease concept ?
Also wondering, whether such a concept will really look good when the structure is complete. On company visit I stayed in apartments in Gurgaon which are similar skyscrapers with large balconies & a totally well maintained campus. I dont know how expensive it would be to maintain.
But soon I got bored, I actually missed people around. It was too quite.
How do u all like/dislike or suggest pros/cons on such a concept.

    Amanora as a project will require a FUTURE predictor to know when this project will be complete. Nowadays, several agents are offering back door deals for this project.

  • They are quoting 4200/sqft, possession after 3.5 years, 4.5 lacs one time maintenance (not suer abt this)+some monthly charges for club house

    they say do not negotiate with us or do not buy from us.

    My view'

    Investment in land is always profitable. If you buy an N. A. T. P. Sanctioned plot with separate 7/12 extract ready for registration, the investment is considered safe.
    If such an N. A. Plot is located within 100 kms periphery from Puneand in growth potential and scenic locations like Baner,hadapsar, Wakad, satara road, You can be sure about the steady appreciation.

    The question is always the price.
    Location, Transparency from Builder/Broker/realtors.:)

    In my view AMANORA has all qualities to render the customer requirements.
    In a due course of time, though rates are high,it hardly matters when u go for project where u get all amenities as its privately managed.
    U dont have to worry for WATER/ELECTRICTY & off course SECURITY:bab (38):.
    AMANORA SCHOOL already functioning now, with K-12 .
    Also Hospital on the way.
    They have good infrastructure.
    Basically they cater good standard living for all the classes.
    When I booked in adavance, in earlier phase it was really good, The property alreadt appreciated .
    Your question of 999 years, forget,
    I belive in secured location where facilities are more improtant for me.
    Rest who is going to stay for ((( 999 years!!!!!!!!!!!!!:bab (4):
    Dont waste time, before you think more.
    I am not a broker or realtor I am a investor like you who has booked flat in earlier stages.

    Means u have to pay in advance for your amenities.
    Take example:

    I trust INVESTOR where a private body can take care to cater infrastructure around u ratehr that u take care of SOCIETY.

    Did you book in towers 1-10, Aspire towers or somewhere else?? Btw, isn't it wierd that for Future Towers, Amanora is taking one time maintenance & for earlier ones, it is yearly??

    Coming to soc, it too can be well maintained if buyers pay their maintenance in time. Same is case with Amanora. What will Amanora do if residents don't pay yearly maintenance amount in time?:bab (38):

    Answer is : RESIDENTS will be taken underwritting to pay the dues for next year in advance,so no question of payemet /delay or /dues.
    Its like pay/& park ,not the vice versa.......:D

    Since you have purchased in Amanora, do you know who the promoters are ?
    I saw the name of the school is "Pawar Public School" ,really ??? :bab (39):
    That seems to be a clear give away.

    Also, do they show current progress pics anywhere?
    If you lease the property, that means they can also kick you out anytime.
    Its the same kind of "brilliant idea" Lavasa, we know who is behind that project too.

    I am completely assured that Aspire Towers, 1-10 will be done as they are the show-case flats based on which builder will sell their project, but Amanora as a whole to be complete, I doubt whether it will be done in next 15 yrs.

    15 years...by the time amanora is completed and a conveyance deed done - it is already redevelopment time :D so keep on playing the game of project constantly in development mode

    Lol:D. But man, Amanora doesn't make conveyance as it is leased land which means, no rights for buyers later!!

    Man, sometimes I feel most of the buyers are the ones who have those white fans...you know in ancient times there used to be people who used to have these fans in their hand & stand behind the king :D.
