Railway Overbridge Work at Sasane Nagar in Pune

    Understand it is going to be a 18 meter wide under bridge of roughly 600meters length. So, no flyover/overbridge kind of a thing. COntract is for 30 months and of 38.7Crs.

      thats is sad news that only 600 m underbridge ; but its not in our control.

        The tender drawings show it to be 24M width with 4 carriageway lanes and 2 service lanes. How is it physically possible in that narrow stretch? Well They must be seeing something I can't.

          Any existing structures and buildings overlapping with the proposed underbridge layout will be dismantled by the contractor.

            Hey Vik211211,

            There is nothing to be sad about. In-fact this is a moment to be happy, as the traffic problems of Handewadi Road will be sorted out with this under bridge.

            Solapur road will be a 5 mins drive-away with this development and the road widening.

            Don't worry freind, I have gone through the development plan of Handewadi road and it is poised to develop rapidly in the near future. It is one of the rarest residential zone land available in PMC limits and all big shots are developing societies in this area.

              One interesting ( and sad for some ) thing certainly is that the underbridge is completely aligned towards hadewadi road. Earlier every one was guessing that it may be Y shaped etc . But it's a straightline towards Handewdi. It may not be of much help for people travelling from Mohammadwadi road. Although it will certainly be better than what we have today.

                    The Hadapsar-Handewadi stretch has opened the doors to many suburban localities in East Pune. Hadapsar has benefited immensely, with the steady development of the Handewadi Road. The developmental activities, in the area, could be seen after crossing Ganga Village on the Handewadi Road. The developers have already made a beeline for the commencement of their new residential projects, including townships along the corridor. Considering the number of upcoming projects, this area has immense potentialities to become one of the prime localities in Pune in the future.
                    Apart from Hadapsar, the other nearby areas which stand a chance to profit from the Handewadi Road are Sasane Nagar, Samarth Nagar, Wanowrie, Undri, Sayad Nagar, to name a few. Some developers who have launched or will soon launch their projects are - Kumar Builders Amonara Developers, Ravi Promoters and Developers, Nilesh Construction, etc. The type of housing options available here includes apartments in multi-storeyed buildings, residential plots and builder floor apartments. Though the two-BHK units are high in demand, these projects also offer one and three-BHK units. The price bracket for apartments in multi-storeyed buildings range from Rs 21 lakhs-1 crore. Residential plots cost between Rs 1-18 crores, while builder floors cost from Rs 28.50-40 lakh. Majority of the projects are expected to be completed soon.
                    According to .com, the monthly rental value of the existing apartments and the residential houses begins from Rs 7,500-14,000. One can easily choose from one, two, three-BHK apartments and houses.
                    Ravi Marda, Eye Properties, says, "Areas such as Handewadi and Sasane Nagar, which are located close to Hadapsar, are witnessing good growth. Hadapsar is a well-developed locality with a landmark area like Magarpatta, which has changed the face of the area. Both, residential and commercial development, has taken place in Hadapsar. As a result, the development activities have now moved as far as Handewadi and Sasane Nagar areas. People, who cannot afford properties in Hadapsar, are naturally looking at Handewadi as the next option."
                    Despite the construction work going on along the stretch, the situation is not all rosy. Rateesh N Malhotra, Suyash Developers, says, "The upcoming projects in this catchment area have triggered the development of adjacent areas too. However, the infrastructure is not 100 per cent supportive. The roads, for instance, are not smooth; water supply is moderate though the supply of electricity is stable."
                    The talks of upcoming townships, malls and other commercial hubs, have added a lot of brand value to this area. Once the widening of Solapur Highway and Ring Road projects gets completed, Hadapsar shall become the focus area for potential home buyers," says Dev Agarwal, Dev Estates.

                      CAN REAL ESTATE DEVELOPMENT FUEL INFRASTRUCTURE GROWTH?
                      Infrastructure growth in an area is inevitable when real estate development is happening full steam, says E JAYASHREE KURUP


                      Haven't we understood that if good quality infrastructure exists on a corridor on which we buy residential property, our lives will be more comfortable? There’s another side to it. If you are buying in a new developing region, it is important to understand if there is any proposed infrastructure upgrade in the region. However, do not base the future prospects of the area on what is currently on the ground. There is an element of risk here that the residential developments may recede infrastructure growth but the price advantage on the flip side is significant if real estate precedes infrastructure.
                      Take the Hadapsar-Handewadi stretch on the eastern fringe of Pune, for instance. Many of the experts we spoke to said that infrastructure or the lack of it was a disadvantage. Take Sujay Kalele, CEO, Kolte Patil, says "Unfortunately, there is no infrastructure in that corridor right now. Though the real estate development in the area is getting affected by the poor infrastructure on the Hadapsar-Handewadi front, infrastructure development in recent years has not been up to the mark. Taking up infra improvement on priority basis would definitely mean a drastic appreciation in real estate prices. "
                      Currently, real estate prices are low because infrastructure development is not up to the mark but when infrastructure comes up, there will be a drastic appreciation in values.
                      Ankita Khandewal from Amanora Developers, explains that "The civic and social infrastructure is still developing. The roads are in the developing phase. There is adequate provision of water and electricity supply. Many schools, office complexes, hospitals and commercial hubs are under construction. This area has great potential."
                      Real estate broker Shivdas More from Shiv Properties predicts that "Within a year, the construction of roads and problems like scarcity of water will get resolved. Handewadi Road is going to experience a makeover as all major residential and office complexes will come up nearby. Local markets will be within a one km radius and major hospitals within a two km radius."
