Any idea on the upcoming project in Wagholi named as PRA -East Avenue . I have heard that the project is under pre launch. Can somebody has any idea on the costing and area of flat in this project

    Area of flat of 2 BHK premium is 1067 sq ft (approx) & they are quoting 2600 Rs psf.

  • They are saying 45 Lac (All inclusive) for 1519 Sqft under pre launch -3BHK. Is it worth buying at this rate. Also what will be the rental after 3-4 years.Can some one throw light on this.As per builder possession after 2 yrs.This is a 30 acre township.

  • What rate are they quoting? According to my prospective, if the rate is around 2600-2700 then looks like a good deal. Won't be able to comment whether its worth or not! But as this project has premium specifications, i think its quite okay. Do you think you will get better deal at this rate?

    Another good thing is that its on main road (unlike solacia & savannah which are quite interior).

    I am not sure about rental scenario after 3-4 years, but for 3 BHK i think atleast you should get 12K (could be more than that as well).

  • One of my friend has booked flat in this project 2 months back.But the thing is the builder is not clear about date of possession.girst he told him 18 month and now he is telling 2 years.No work has been started there its just a bareen land.Cos I suspect it can take till 3years for ypur possession

    I am very bullish on Wagholi area ,But my advice will be to go for some ready possession like in Savaanah, or solacia

    People are finding it difficult in renting flats in baner/balewadi/bavdhan areas at the rate of 14k . How can you expect people to live in remote place at rent of 12k.

    People who want to rent 3bhk are very smart and they need all common things available near to their apartment not the amenities.

    My assumption of rental around 12K (for 3 bhk in wagholi) is after 2-3 years. Its more on the basis of assumption that this area will grow in coming 2-3 years.

    I too agree with you that rent will depend on common things available near the apartment.

    A subway near Viman Nagar corner is being build since last 2 years. Same is the case for some diversion plan at Ramwadi. I dont think Wagholi can develop in next 2-3 years. This is too short a time for Wagholi to get develop.:bab (4):

  • Agreed things take time to happen in Pune, but Wagholi 5 years back & today is already so different. Next 5yrs, dont be surprised if people prefer to go there.

  • Spoke to PRA builders for East Avenue, Wagholi and apparently they've stopped pre launch 2600 as they've out sold their pre launch quota and would now open launch at 2800-2900 in May June...Anybody else made any inquiries?

  • 2800-2900 is expesive ..that too PRA has not even started digging the land.it will take at leats 3 years to get the possession, better try Savannah or solacia .
    I have already booked a flat in savannah 15 months back...i will get possession in Oct2011...people are already living there in first 10 buildings

    sorry, boss but have visited the site and they showed me a flat in one of the finished building, some 1-2 year old....and there were visible cracks in the wall and didnt like the plan also....

  • every builder has same quality unless and untill its a oremium high end project....... see MgaraPatta city flats...the quality is poor still the rated are high
