Rates quoted by builder



i. 7 floor buildings; total 4 buildings
ii. 2 BHK; 945 sft; 3240 minimum rate; for garden facing, its 3315; for higher floors, probably above 3rd, its 3415; Total flat cost comes to around 35-37 lacs rounded off.
iii. Above rates are quoted currently, but as per the response, he will definitely negotiate and might reduce the rates too;not sure though :)

I visited this site yesterday..Price qouted same as what RKapoor has mentioned..Higher for lower floor :bab (6):
Total package was coming to 39 Lacs for 2BHK (Includes service tax + Vat + Covered Parking) ..Looks like he will ready to 35 Lacs all inclusive if negotiated

My takes :
Pros :
1> 35 Lacs deal ( assuming he agrees which I suppose) .
2> Near DY Patil College

Cons :
1> Possesion is late ( If I remember correctly it was 2012 dec + )
2> No Transport in this area..I was here for more than 45 mins and could see only ONE auto plying..forget PMPL bus n All..Not good buy If you are going with family.
3> I dont understand why they are still qouting 3450 in this area..This area deserves 2500..
4> No Shops n All ..But this should go Off in 2-3 years

So My take : Dont Buy ...
PS : I heard of some mid-town project nearby where people booked for 2600 n All ..I searched but could not find...

Read today in maharashtratimes newspaper about Aishwaryam melody project that (in sector 32 plot no.3) there is land ownership issue. High court had previously issued stay on any development activity on this land, but the builder couninued construction activity. Now the High court issued order to diminish the construction which taken place.

This is a big revelation!!!
