Pune BanerPashan Link Road Ongoing Rates

    The the difference in rates in these areas remains as it was even 40 years before.
    In Pune
    ,- Pimpri/Chinchwad/Marketyard - Worker class
    - Kalyani Nagar/Vimannagar - Ex army (Mainly Punjabi/Sindhi) and Dubai/Muscat returnees
    - Koregaon Park - Was called "tadipar" area before..where americans move around in half pants
    - Boat Club road - Elite class very high price

    -Prabhat- MArathi upper class industrialists/builders/doctors

    Kothrud - Middle class brahmins (most of them upgraded from the peths after IT boom) - This micromarket has its own "rules" /shops etc...(lot of cartoons and jokes about it) - No outsider ever wishes to buy here ..in case he buys..he sells flat (literally frustrated with ppl there)

    - aundh - Kirloskar bungalow, Lata Mangeshkars hotel (Sarjaa) , Sindh Society and Abhimanshrree society were the initial settlers..and slowly developed into upper middle class brahmin area...but soon become IT cosmo based area though the core remains

    - Most newcomers to Pune started staying in Wakad/PS/PN etc

    In Mumbai and Pune people can upgrade and downgrade and move to other areas but they dont do so....reason "needs of the community - temples/food/Culture etc" and also the basic human aspect " fear" ..."one is safe secure and happy" among its own kind.

    (P.S: Many ppl may get upset but this is the reality IMHO)
    What about baner pashan link road? Looks like posh but in reality the crowd is bakwaas imho. Looks like a mayoos area to me.
    People are more like "how come they have a bigger car" .
    Just my impression which may be wrong.

    I even know the kind of crowd that works in the symantec and calsoft offices at one end of the road... being an alumni of one of them after a year stint and having friends in both.

    In contrast the newer parts of baner look more lively... near and beyond balewadi chowk. People seem more friendly.

      You and I dont decide the rate of a place...neither our opinion of people staying there matters....its at what rate flat is available..and what profits you can make ...(if you are an investor)

      IMHO...Yerwada onwards ....full nagar road stretch is bakwas....but for investment i bought flat in Pune East...investment and enduse is different

      Also what is there in boat club road - stinking river?
      Koergaon park..drugs and foreigners...?
      Prabhat road,,,mostly bungalows or 5-6 floor apts without any amenities ?

        Majority of Puneites (born and raised in Pune) still don't consider areas like Hinjewadi/Wakad/PS/PN/PG/Baner etc as part of Pune.

        They look upon the Peth Areas and adjoining localities like FC, JM, MG Road, Kothrud, Kalyaninagar, Koregaon Park etc for hanging out. Mainly it's the outsiders who're seen living in the areas covered under PCMC.

          Tujhse naaraaz nahi B'Bille hairaan hoon mein .... tere masoom savaalo(n) se pareshaan hoon mein

          Well not sure how far this is true and how many data samples have been selected to reach the conclusion and how come suddely people become friendly just 2-3 km apart. Maybe you were carrying too much cash in pocket when roaming near Sadanand area and with empty pocket on BPLR .

          What is your impressions about Calsoft and Symantec as firms ?

            This is a good analysis (/ compilation). While the stated reasons for people to choose locality are well justified, I do not quite understand why IT people prefer IT majority residential localities.

            Whenever a co-worker distributes sweets for buying new house, I ask them why they preferred to buy in a particular society/location/suburb. Most of the times the answer has 'crowd is mostly IT' as a primary reason. (complemented by reasons such as large malls/shopping complexes, multiplex theatres).

              Just my impression. Maybe wrong. I was a frequent visitor.

              Calsoft and symantec? Highly political and very limited scope to grow sideways or up. How much you talk and who you know is more important than what you have done. Also you need to speak the "right language". Did I say they are highly political?
              Planning to join there?

              They are facing stiff competition from IBM, EMC, netapp, CommVault etc. There are too many companies in that space now. Their survival looks difficult to me. Virtualization and Cloud IaaS services like AWS and Azure are killing their business. They are getting most of the business from their existing customers.

              In fact, some ex-employees started a startup. They even put up a recruitment ad outside the ex-office. With a tongue-in-cheek take on one of the company's fav buzzword from their vision statement. Many missed the joke.

                Well there is a reason to buy flat in an area which has a more cosmopolitan outlook than local dominance especially for non marathi speaking people.

                Where most IT people live means they are from all over the country rather than mostly local.
                Home is not just about society but when you step out of it as well. There are local dominating areas where people try to bully non xxx speaking crowd and are ready to pick a fight at the drop of a hat.

                    And Baner pashan link road locality fits to the hilt ! Most schemes on that road are Paranjape, and they have a defined set of customers. It is not a locality for IT walas (local or outsider).
                    Walk down the road and observe. More greenery than other parts of Baner, but still gives me a very mayoos impression. I dont see many smiling faces.

                      Thats probably because they have exhausted their savings on buying property in this inflated area and finally realized that its actually worth nothing :-)
