  • Talegaon-2BHK-What are the top 3 projects less than 2500/sq ft ?

    I wanted to get opinions of people who have purchased or researched purchasing a flat in Talegaon. Wanted to get an idea of the top 3 projects there based on the following:

    1. Price should be below 2500/sq ft
    2. Should be a 2 BHK flat
    3. Should be less than 1000 sq ft
    4. Possession should be minimum 18 months from now
    5. Should have amenities of pool, clubhouse, gym at the minimum

    Any inputs would be appreciated.

    Some of the names I am aware of are LATIS, Gulmohar County, Balador, Lakeshore, but I do not know about the quality or pricing or more details.

    Projects like LATIS, Lakeside, Leela Greens, Lakeshore and Flora city might suffice all your needs wrt rate, amenities, area.
    Balador is costly one, but has all amenities; also it has high rise buildings whereas all others are low rise of max 3 floors.
    Besides settling wise Talegaon is a good place; close to nature, less pollution, has almost all needed resources, markets, hospitals, schools, bus/train connectivity.
    But rate rise and rent wise, its not so good as compared to areas close to pune.

        Reliability, rates and lookwise top most is the project by Tata Group exactly opposite to GM gate; most costly and biggest at Talegaon.
        2nd comes Balador, again costly, high rise building, builder seems reliable and genuine, quite a lot of amenities.
        then probably flora city, LATIS, Lakshore all at same level; all reliable, have low rise buildings, rates moderate, amenities neither too much nor too less.

        I preferred LATIS considering all factors at once.

          at what rate u have booked in Latice,when is completion date?how is connectivity to PCMC and hinjewadi?

            Tata quoted to my friend last week at 3300/sq ft.
            Balador is also expensive.

            Are there any options around 2500/sq ft ?

            Any thoughts on Gulmohar county ?

              At Talegaon, many options are there from range 2100 to 3300. Gulmohar County's appearance and sample flat is too good; but i didnt feel it was reliable as the project was small. Besides i has Balador on one side which will be having high rise buildings. On another side there's a huge field which we can't say whether it will remain like that or some other construction might happen there. Also, when i enquired there, i had a doubt that they might make the building high rise upto 5 floors.

                I booked almost a ready constructed flat in Ph 1 of LATIS at 2400 rate around 1.5 months back. Possession was on 30th june, but due to loan delay, i can't take it. Ph 2 is now under construction, and builder says that he's targetting to get it completed by 2012 mid or max 2012 end.
                Connectivity:
                Distance wise its quite far, but travel time is quite less. For eg., to reach Infosys Ph 2, as per my calculation, u should need minimum 30 min and max 40 min depending upon whether u have car or bike.
                PCMC connectivity also is good in terms of road and speed, but distance is a bit more. Although i never went to PCMC from Talegaon, but have a rough idea about it.

                  Latis is now offering 2650 to 2700 for normal flats and 3000 for Lake facing....all these rates are negotiable though...i booked last week at 2500 for a 2 BHK 1115 Sq ft.

                    I am looking for purchasing ready possession.spacious 3 BHK/Row house in talegaon..pls provide your suggestions on good projects over there...also how is outlook for the area..will it be good for future as Im planning to stay there and not just an investment option
