Over the years, home buyers have been arm twisted into paying for more than what is the actual area of the flat. A 1000 square feet house in Juhu priced at Rs 25,000 per square feet, should cost you Rs 2.5 crore. But thanks to the inclusion of the built up area which puts the saleable area of the flat at 1350 square feet, you have to pay Rs 3.37 crore.

Though the civic body has banned the sale of flat on the basis of built up area, the builder lobby has largely ignored the diktat, thanks to the lack of punitive measures.

In Mumbai, they are charging 40% loading openly. Main thing is calculation of carpet area should be correct and the buyer should get exactly that carpet area.

  • At the end of the day, forget salable & loading. Simply take the total price & divide it by carpet area. Thats the real price/sq ft. Simple. If you do this, it will then not matter if builder is charging 20% loading or 200%. Awareness amongst buyers is important, not the amount of loading.

    Unfortunately, that does not work in Balewadi. 2 BHK (900 sq. ft carpet area) are selling between 63L & 68L whereas 3 BHK (approx 1100 sq. ft carpet) are selling between 80L & 85L. If you consider carpet area, the rate comes to 7000+ / sq. feet. I think that rate is ridiculous in an area like Balewadi.

    Dear pnq2012, 900sqft carpet comes to 1170sqft. saleable, if you are getting 2BHK in Balewadi with total package cost of 63-68Lakhs, then that would be still low, compared to what Gini Viviana, KoolHomes, SupremePalms are quoting. Anything above 1100sqft saleable is easily crossing 70Lakhs in any project whether in Balewadi, Wakad or PS as all these are now quoting above 5100psf as of now.

  • Builders charging buyers for invisbile area

    I see Builders advertising Super Built-up Area, Built Up Area and charge atleast 30% more on real carpet area.

    I heard that it is illegal for any seller to charge the Area that is not in the apartment.

    What is surprising is - All the Dealers, Real estate websites like , , commonfloor.com etc does not seem to bother.

    Is there a nexus between Builders and these Dealers/Websites?

    Why not Lawyers file a law suit against Builders if it is illegal?

    Loading is anywhere between 30 - 40% in Pune.
    If builders start reporting the loading %age, then it becomes very easy for end users to compare the per sq feet price on carpet area which they are paying.

    For the time being, buyers compare the per sq feet rate and rarely they compare the loading and projects with higher loading of 40% also get sold very easily by reporting slightly lower rate.

  • It seems that many well-known city builders are still charging by super built-up area. Recently checked with Pride Purple group in Wakad (Park Street) and the pricing was based on super built-up. Is that still the case with other builders?

  • Pay only carpet area...note that its not a new order. Its has been there for past several years but ground reality is different .That's the reason in agreement only carpet area is mentioned and developer take the advantage of this loophole. If you ask for paying only on carpet basis they will agree and quoted rate higher eventually its same as built up area.
    Unless consumer aware and persist these practices will continue ....
